Next Level in Hollywood
Next Level Air Conditioning, family-owned and a Florida licensed HVAC contractor, CAC1821097, serves Hollywood, FL, in Broward County, with air conditioning repair, replacement and maintenance from our Greenacres office, about 49 miles up I-95; Broward is a named part of our service area, and we keep a 954 line as well as our main 561 number.
Hollywood homes and the twenty years that built them
Hollywood was chartered on November 28, 1925, with its founder Joseph W. Young as first mayor, and it is now the second most populous city in Broward County, spread over more than 28 square miles. Most of its housing, though, belongs to a single twenty-year burst. The City's own history puts the population at 22,978 in 1955 and past 121,400 by 1975, and the 2024 American Community Survey shows what that did to the housing: of 72,843 units, 23 percent were built in the 1950s, 25 percent in the 1960s and 22 percent in the 1970s. The median build year is 1969, 84 percent of what stands today went up before 1990, and only 3 percent has been added since 2010.
Two more numbers shape the work. Just 44 percent of Hollywood's homes are single-family detached houses, and 59 percent are owner-occupied, so more than half the homes sit in buildings where an association has a say in the equipment and the City's change-out checklist asks for its letter. On the east side that means the barrier island, where Hollywood Beach and North Beach are oceanfront condominiums and hotels along the Broadwalk; on the west it means Hollywood Hills, the single-family expansion the City's history records after the war. A closet air handler in a Hollywood Lakes house, a rooftop unit on a beach condominium and a pad-mounted condenser behind a Hollywood Hills garage are three different visits, and the decade of the building tells us a lot before anyone opens a panel.
Hollywood neighborhoods and their associations
- Hollywood Beach and Hollywood North Beach The barrier island: oceanfront condominiums and hotels along the Broadwalk, the brick promenade that runs nearly two and a half miles beside the Atlantic.
- Hollywood Lakes A historic district in its own right, the Historic Hollywood Lakes Multiple Resource District, where a visible condenser goes through the City's screening review with photographs in the permit file.
- Parkside and Royal Poinciana The neighborhoods nearest downtown and ArtsPark at Young Circle, each with a civic association on the City's contact list.
- Hollywood Hills Single-family streets on the west side, the expansion the City's own history records after the war.
- Emerald Hills, with Lakes of Emerald Hills and Emerald Oaks Homeowner and townhouse associations, so the association's approval letter is part of the change-out file.
- Hillcrest A condominium community whose buildings carry their own associations, Hillcrest Country Club No. 9 and No. 11 and Hillcrest East 22 among them; the condo letter comes before the permit.
- Highland Gardens A civic association neighborhood on the City's contact list.
- Lawn Acres and Driftwood Two civic association neighborhoods on the City's contact list.
- Boulevard Heights and Beverly Park A neighborhood association and a civic association, both on the City's list.
- Washington Park Listed by the City with a homeowners association; we ask about an approval letter before the permit is filed.
Barrier island, hurricane zone and 18 inches of rain: Hollywood's setting
The center of Hollywood sits about three miles from the ocean, Hollywood Beach is a barrier island, and the City publishes a king tide calendar for the days the water rises on its own. Every address in the city is also inside the High Velocity Hurricane Zone of the Florida Building Code, which covers Broward and Miami-Dade counties and nowhere else, with a Risk Category II design wind of 170 miles per hour and a section of its own, 1620.6, for rooftop equipment. For an air conditioning contractor based in Palm Beach County, which is outside the zone, that means a Hollywood change-out is built as a Broward job from the paperwork up: the tie-down has to carry a Florida Product Approval, a Miami-Dade Notice of Acceptance or sealed engineer plans, and the condenser goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors. Rooftop package units, crane lift included, are work we do, and in the zone the rooftop unit's attachment is held to that same code section.
The city earned that zone the hard way. The hurricane of September 18, 1926 killed 37 people in Hollywood and cut the population from about 18,000 to about 2,500, and two more hurricanes came through in the fall of 1947. Hurricane Wilma, on October 24, 2005, caused what the National Hurricane Center called the largest disruption to electrical service ever experienced in Florida, with parts of Broward likely seeing Category 2 conditions.
Rain is the other half. On April 12, 2023 the National Weather Service declared a flash flood emergency that named Hollywood, and the city measured 18.16 inches. The Broward Uniform Data Form that goes into every change-out permit here asks outright whether the replacement is because of a flood.
Permits in Hollywood: the City's checklist, setbacks and Express Permitting
The City of Hollywood issues its own AC permits through the Building Division at 2600 Hollywood Boulevard, filed in Accela. Its AC Change Out Checklist includes the Broward forms, the matched-equipment certificate, the tie-down approval, and a condo or HOA approval letter where one applies.
The checklist also sets where a condenser can go: 3 feet from the side and rear lines, 12 feet on a side street, nothing in the first 25 feet from the front property line, and screening if it can be seen from the street. In the four historic districts, the Business District, Harrison and Tyler, Beach and Hollywood Lakes, the application shows the location and the screening with photos. Residential noise is capped at 65 decibels by day and 55 from 10 PM to 7 AM at the property line, so placement relative to the neighbor's windows matters. On the Seminole Tribe's Hollywood Reservation, around the Hard Rock, the Tribal Inspector's Department is the building authority, not the City.
One more thing worth planning a replacement around: the City's Express Permitting service gives a residential A/C replacement filed between 6 PM Tuesday and 9 AM Wednesday a same-day review.
Getting to Hollywood from our Greenacres office
The trip from our office at 5700 Lake Worth Rd #209-1, Greenacres, to Hollywood is about 49 miles by road: Lake Worth Road to South Military Trail, south to Lantana Road, then I-95 south the rest of the way, roughly 60 minutes when the roads are clear. Once off the interstate, the City's Building Division at 2600 Hollywood Boulevard and ArtsPark at Young Circle, the ten-acre park where Hollywood Boulevard meets US 1, are the downtown markers, with Memorial Regional Hospital at 3501 Johnson Street and T.Y. Park, the Broward County park on the west side, as the other two markers.
What affects the cost of AC work in Hollywood
What moves the number in Hollywood is mostly the building and the file. A condominium on the barrier island, with an association letter to obtain and a rooftop or stand-mounted unit under the hurricane zone's attachment rules, is a different job from a detached house in Hollywood Hills with the condenser on a pad beside the garage. Whether the unit has to move matters, because the City's setback and screening rules can turn a like-for-like swap into a relocation with a new line set and a new pad, and a new stand needs its own approved tie-down. The historic districts add the location and screening drawings and photographs to the application. And the age of the house counts: given how old most of the housing is, the breaker, wiring and duct connections the new system needs are checked against what the house already has, and any electrical work is named in the estimate rather than discovered on the day.
None of it is a surprise once the truck is in the driveway: the price comes before the work starts.
Frequently asked questions
Who issues the AC permit in Hollywood, and what goes in the file?
The City of Hollywood's Building Division at 2600 Hollywood Boulevard, through Accela. Its AC Change Out Checklist asks for the Broward Uniform Permit Application, the AHRI certificate, the Broward Uniform Data Form, a tie-down approval, a condominium or HOA letter where one applies, and a recorded Notice of Commencement above the job-value threshold. We assemble that file as part of the job.
Where is a condenser allowed to sit on a Hollywood lot?
The City's checklist sets it out: 3 feet from the side and rear lines, 12 feet from a side street, and nowhere in the first 25 feet back from the front property line, with screening if the unit can be seen from the right-of-way. In the historic districts the application also shows the location, setbacks and screening method with photographs. We survey the spot before we quote a relocation.
What does Hollywood's Express Permitting do for an AC replacement?
A residential A/C replacement filed with the City between 6 PM Tuesday and 9 AM Wednesday gets same-day review under the Express Permitting service. The checklist itself does not shrink, so the AHRI certificate, the tie-down approval and any association letter still have to be in the file when it goes in. It is a window worth planning a change-out around.
I am in a Hollywood Beach or Hillcrest condominium. What do you need from my association?
The approval letter. The City's change-out checklist lists a condominium or HOA approval letter where one applies, and with only 44 percent of Hollywood's homes being detached houses, it is in most change-out files here. Send it with your booking, or tell us the building and we will ask the association for it before the permit goes in, along with the tie-down approval for a rooftop or stand-mounted unit.
My address says Hollywood. Am I inside the city for permit purposes?
Not always. Hollywood ZIP codes run from 33019 to 33029, and 33024 through 33029 are shared with neighboring cities, so a Hollywood mailing address can sit outside the city limits and under another building department. Addresses on the Seminole Tribe's Hollywood Reservation, around the Hard Rock, answer to the Tribal Inspector's Department. We confirm the parcel before we file, so the permit goes to the right office.
How far is Hollywood from your office, and will you come at night?
About 49 miles by road, Lake Worth Road to South Military Trail, Lantana Road to I-95, then south into Hollywood, roughly 60 minutes when the roads are clear. The phone is answered 24 hours a day. Regular hours run Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
