Commercial gym

10-ton rooftop unit on a custom curb adapter

The old unit was no longer made. Instead of redesigning the ductwork, we built a custom curb adapter with hurricane-rated angle iron, then set the 10-ton unit by crane with rain rolling in.

New construction

New construction, blueprints to final

Plans reviewed on site, the inspector walked through, ductwork run, units set from the ground to the roof and a Santa Fe dehumidifier installed. We worked side by side with the GC to pass inspection.

Commercial office

Office service call, found the real fault

A 10-year-old system with freezing symptoms and signs of a leak. Rather than just adding refrigerant, we kept the space cool and scheduled a nitrogen isolation test to pinpoint the leak.

When the air conditioning goes down in a business, it is not a comfort problem, it is a revenue problem. Next Level Air Conditioning is a commercial HVAC contractor based in Greenacres. We repair, replace and install commercial air conditioning for offices, restaurants, gyms, warehouses and new construction across Palm Beach and Broward counties, from a single rooftop unit to a full build-out with a crane on site.

Commercial AC repair and emergency service

When a rooftop unit fails, the space heats up fast and the staff and customers notice before you do. We repair commercial air conditioning of every common type: rooftop package units, split systems, ductless systems in offices, and the air handlers and ductwork behind them.

We answer 24 hours a day, seven days a week. Outside Monday to Friday 8 AM to 6 PM and Saturday 8 AM to noon, the visit is emergency service at an after-hours rate, and we tell you that rate before we dispatch, so the price is never a surprise.

Common commercial repairs we handle:

  • Rooftop units that run but do not cool
  • Refrigerant leaks, including corroded lines on units that sit in the sun and salt air
  • Failed compressors, fan motors and blower motors
  • Electrical faults, contactors and control boards
  • Clogged drains and water where it should not be
  • Units short cycling or tripping breakers

When a repair is not worth making on an old unit, we say so and give you the replacement option next to the repair price, so the decision is yours. More on our commercial AC repair page.

Rooftop unit installation and replacement

Rooftop equipment is a different job from a residential changeout. It involves a crane, a lift plan, roof access, coordination with the building and often with other tenants, and a window that usually has to fall outside business hours.

We handle the whole replacement: taking the old unit off, fabricating or rebuilding the curb when the old one has rotted, setting the new unit, sealing the roof penetrations, and connecting the electrical, drain and ductwork. Rooftop units we have set and serviced include Rheem, Carrier, Trane, Bryant and American Standard.

The relevant point for you is that a rooftop lift is a planned operation, not an improvisation. We tell you what the access requires and when the disruption falls before anything is scheduled. More on new systems: commercial AC installation.

Commercial build-outs, new construction and ductwork

For a new space we handle the HVAC design as well as the installation, working with the owner, the architect and the general contractor. Ductwork, line set and drain go in at rough-in, grilles go in after the painting is done, and the equipment is set for final.

We build the duct systems ourselves: exposed spiral duct for open ceilings and warehouses, insulated trunks and drops above a finished ceiling, plenums and curbs fabricated on site to fit the space.

We design the layout for access and maintenance, not only for airflow. On a commercial system that someone else will service for the next twenty years, a layout that can actually be reached is worth more than a marginally shorter duct run.

Commercial maintenance and service

A rooftop unit in South Florida runs almost every day of the year, so it wears faster than the same unit up north. Scheduled service is what turns a surprise breakdown on the hottest afternoon into a part swapped on a planned visit.

A commercial service visit covers the things that fail first: filters, coils, belts and motors, electrical connections, refrigerant levels and the condensate drain. Ask when you call and we will set a schedule around the equipment and the way the business runs.

Businesses we work with

  • Offices and professional suites
  • Restaurants and retail storefronts
  • Gyms and fitness spaces
  • Warehouses and light industrial
  • General contractors on tenant build-outs and new construction

Signs your commercial system needs attention

  • Parts of the space never reach temperature while others are over-cooled
  • Rising operating cost with no change in occupancy or hours
  • Equipment past its expected service life with repairs increasing
  • Humidity complaints from staff or customers
  • Units short cycling on the roof
  • A space that was built out for a different use than it has now

That last one is common and often missed. A space designed as retail and now run as a gym or a restaurant has a different load entirely, and the original system was never sized for it.

What affects commercial HVAC cost

Every commercial job is priced on site, because the numbers that matter are different on every building. What moves the price:

  • Tonnage and the type of equipment
  • Whether the job needs a crane, and how far the lift reaches
  • Roof access, and whether the curb can be reused or has to be rebuilt
  • How much ductwork is involved, and whether it is replacement or new construction
  • Electrical upgrades the new equipment needs
  • Permits and inspections
  • Whether the work has to happen outside business hours

You get the price before the work starts.

How we install

The same standards we use on a house: nitrogen while brazing, transitions fabricated on site and sealed, electrical clearances to code, and penetrations sealed before inspection. Work areas are closed off and protected, which matters more when your customers are still walking through.

How long it takes

A rooftop package unit replacement is typically scheduled as a single planned day including the crane lift, subject to access and permitting. Build-outs run against the project timeline. Repairs depend on parts availability for commercial equipment, which can run longer than residential.

What a Florida roof does to commercial equipment

A rooftop unit here gets no off season. It runs nearly year round in full sun, on a surface hotter than the air around it, so wear parts give out well ahead of the manufacturer's average. That is why scheduled maintenance pays off more here than further north.

The other thing a Florida roof does is find every penetration you did not seal. Wind-driven rain gets into a curb that was set but not finished, and by the time it shows up inside it is a roofing problem and a ceiling problem rather than an HVAC one. We fabricate the curb and seal the penetrations before inspection, not after somebody complains.

Frequently asked questions

Do you do commercial AC repair?

Yes. We repair rooftop package units, commercial split systems, ductless systems and the ductwork behind them, across Palm Beach and Broward counties.

How fast can you respond to a commercial breakdown?

We answer 24 hours a day, seven days a week, so a breakdown at 11 PM reaches a person, not a voicemail. We do not publish an arrival window. Outside Monday to Friday 8 AM to 6 PM and Saturday 8 AM to noon, the visit is emergency service at an after-hours rate, quoted before we dispatch.

Do you install rooftop package units?

Yes, including crane lifts. We have set units ranging up to a 10-ton rooftop package for a gym, and built a 7.5-ton commercial system from scratch.

When should a commercial unit be replaced instead of repaired?

When the repairs keep coming, the unit is near the end of its service life, or the refrigerant and parts it needs are getting hard to source. We give you the repair price and the replacement option side by side so you can compare them.

How long does a commercial HVAC system last?

It depends on runtime, maintenance and exposure, and in South Florida all three work against the equipment. A rooftop unit here runs nearly year round in full sun and salt air, so scheduled service matters more for how long it lasts than the age on the data plate.

How often should commercial HVAC filters be changed?

It depends on the space. A clean office goes longer between changes than a restaurant, a gym or a warehouse with dust in the air. We check and change filters on every scheduled service visit and tell you if your space needs them more often.

How is a commercial system sized?

From a load calculation, not a rule of thumb per square foot. The use of the space, the people in it, the equipment running, the glass and the roof all change the load. That is why a space built out for one use often struggles when it becomes another.

Can the work be done outside business hours?

Usually yes, and for many commercial jobs it is the sensible plan. Crane lifts and equipment changeouts are scheduled around your operating hours where access allows it.

What does a commercial HVAC replacement cost?

Tonnage, crane requirements and roof access are the biggest factors, along with how much ductwork is involved and whether the work has to happen outside business hours. You get the price before the work starts.

Do you handle tenant build-outs and new construction?

Yes. We do the HVAC design as well as the installation, working with the owner, architect and general contractor, and we schedule around the trades so your project keeps moving.

Do you maintain commercial equipment on a schedule?

Yes. We set a service schedule around how the equipment runs and how the business runs. Ask when you call and we will put one together.

Do you work in Broward as well as Palm Beach?

Yes. We work throughout Palm Beach County and into Broward, including Weston, Hollywood, Pembroke Pines, Fort Lauderdale, Cooper City, Tamarac and Southwest Ranches.
