Weston homes: half a city built in one decade
Weston has 68,837 people and 23,227 homes, and the 2024 American Community Survey puts the median build year at 1995. The number that stands out is the 1990s: 50 percent of the housing went up in that one decade, with 23 percent from the 2000s, 18 percent from the 1980s, 6 percent from the 1970s and only 2 percent since 2010. Sixty-three percent of the homes are single-family detached and 73 percent are owner-occupied.
That pattern is the city's history. Arvida and JMB built most of Weston as a planned community called Indian Trace, under a district created in 1975, and the first homes date from 1984. Residents voted to incorporate on September 3, 1996, about nine in ten in favor. Bonaventure, a 1,238-acre district with a golf course that opened in 1970, voted nearly two to one to join the new city on April 1, 1997, and the Sun Sentinel in 1999 described it as an aging two-square-mile unincorporated community. So there are two Westons: the Arvida side, built from 1984 on, and Bonaventure, older, with villas and condominiums as well as houses. The whole city buys its water from the City of Sunrise, and Bonaventure gets its sewer and natural gas from Sunrise too.
For the equipment, the 1990s figure is the one that matters. An original air conditioner from that build-out is past 25 years old. New equipment stopped using R-22 refrigerant on January 1, 2010, and the refrigerant has not been produced or imported since January 1, 2020, so on an original system in a 1990s Weston house the refrigerant is the first thing we check, because it shapes whether a leak means a repair or a replacement. Bonaventure's older stock and Botaniko's new one bracket the city: the developer put 125 estate homes, 575,000 square feet of house in total, on 121 acres of the former Bonaventure golf course.
Weston neighborhoods, and what the record says about each
- Bonaventure The older district, 1,238 acres, annexed into Weston on April 1, 1997: single-family homes, townhomes, villas and condominiums around a golf course that opened in 1970. Its sewer and natural gas come from Sunrise.
- Villas of Bonaventure Single-story attached villas inside the Bonaventure district.
- Botaniko 125 estate homes on 121 acres of the former Bonaventure golf course, 575,000 square feet of house between them by the developer's count.
- Indian Trace The name Arvida and JMB gave the planned community that became most of Weston, with its own district created in 1975. The first homes date from 1984.
- Country Isles Single-family homes and townhomes, where the city's first houses went up in 1984.
- Windmill Ranch Estates Guard-gated equestrian estates with horse stables and riding trails, dating from 1984.
- Weston Hills Guard-gated, 29 subdivisions around two golf courses that opened in 1990 and 1995.
- Savanna Guard-gated, more than 2,800 one- and two-story homes.
- The Ridges Gated; no build year on record.
- The Isles at Weston Gated single-family homes with an architectural review that runs online, which matters when a condenser moves or becomes visible.
Eighteen miles from the ocean, on the edge of the Everglades
Weston's western boundary is the L-35 Levee, with the Everglades on the other side of it; the other edges are I-75 and State Road 84, Weston Road and Griffin Road. The center of the city is about 18 miles from the Atlantic, the farthest inland of the Broward County cities we work in, so salt air is a smaller factor on a condenser coil here than it is near the beach.
Water here is managed rather than absent. Stormwater moves through a system of interconnected lakes and canals that the city says was designed for the 100-year flood, more than 2,000 acres of wetland have been restored alongside it, and the city has a project under way to harden its stormwater pump stations.
Wind is the larger story. When Hurricane Wilma crossed the state on October 24, 2005, a tower seven miles west of Weston recorded sustained winds of 77 knots, about 89 mph, with a gust to 92 knots, about 106 mph, and the National Hurricane Center's report calls Wilma the largest disruption to electrical service ever experienced in Florida. Many of Weston's power lines are buried, and the city still warns residents that storms cut power anyway.
Broward County is inside the Florida Building Code's High-Velocity Hurricane Zone, which covers only Broward and Miami-Dade, with a Risk Category II design wind speed of 170 mph, and section 1620.6 of that code covers rooftop equipment. We build to it on a Weston change-out: a solid pre-cast hurricane pad with the wind-rating sticker left visible, the condenser anchored with tie-down clips and masonry anchors, and on commercial roofs, package units set and secured to the same code, lifted by crane where the building calls for it.
Permits in Weston: a Quick Permit, a contracted building office and the Broward form
Weston's Building Code Services are contracted out, to C.A.P. Government, Inc., working from 17250 Royal Palm Boulevard. An air conditioning change-out is filed as a Quick Permit through the city's ePermit system, with a review time of three to five business days, and the city's uniform A/C form, from its forms page, goes in with the application.
Behind that sits Broward's Policy 19-02, which requires the county's uniform data form on every residential AC replacement. It covers the matched equipment, a sizing calculation when the old unit's data is missing, the stand or curb, flood replacement and the line-side electrical. We fill it in before the quote, so a sizing calculation or a stand is part of the job, not a surprise at inspection.
Weston is a city of gated communities, and Florida Statute 720.3035 limits association review of a central AC system that cannot be seen from the street, a neighbor, a common area or a golf course and is substantially similar to one already approved. Where the condenser will be visible or is moving, the association may review it, and The Isles at Weston runs its review online. Tell us the community when you book.
Southwest Ranches, nearby and nothing like Weston
Southwest Ranches incorporated on June 6, 2000, to avoid being annexed by the city next door, and it is 13 square miles in three separate pieces on the edge of the Everglades. No home sits on a lot under one acre, there are few streetlights or sidewalks, and there are equestrian trails. The 2024 American Community Survey counts 2,322 homes with a median build year of 1982, 38 percent of them from the 1970s alone, 98 percent single-family detached and 96 percent owner-occupied. The named communities are Country Estates, Green Meadow, Ivanhoe Estates, Rolling Oaks, Sunshine Ranches, Landmark Ranch Estates and Sterling Ranch Estates.
From our office it is the same 53 miles as Weston, roughly 67 minutes coming in on Griffin Road, and about 16 miles from the ocean.
Getting to Weston from our Greenacres office
From our Greenacres office, Weston is about 53 miles by road: Lake Worth Road to Florida's Turnpike, then the Sawgrass Expressway and I-75 to Royal Palm Boulevard and Weston Hills Drive, roughly 70 minutes when the roads are clear. The I-75 and I-595 interchange is the city's main access, Cleveland Clinic Weston Hospital stands at 3100 Weston Road, and Weston Regional Park, 102 acres at 20200 Saddle Club Road, marks the west side. ZIP codes in the city include 33326, 33327, 33331 and 33332.
What affects the cost of AC work in Weston
Start with the paperwork. A full replacement carries the Quick Permit, the Broward uniform data form, the AHRI certificate and, where the old unit's data is gone, a sizing calculation. Then the house: a single-story villa in Bonaventure, a two-story home in Savanna, a Botaniko estate and a Southwest Ranches property on more than an acre are four different jobs, from where the equipment sits to how far the line set runs to whether the ductwork is standard or has to be built box by box to fit the structure. Whether the condenser goes on a stand or a curb, whether the line-side electrical needs work, whether an association has to see the plan, and whether it is a rooftop unit under the hurricane zone's rooftop rules each add a line. And the distance: Weston is a long run from Greenacres, and a night or weekend call carries the after-hours rate.
Every one of those lines is on the estimate you approve before the work starts, never after it.
Frequently asked questions
Who issues the permit to replace an air conditioner in Weston?
The City of Weston, through its contracted Building Code Services office, C.A.P. Government, Inc., at 17250 Royal Palm Boulevard. A change-out is a Quick Permit filed through the city's ePermit system, reviewed in three to five business days, with the city's uniform A/C form attached. Broward's policy 19-02 also requires the county's uniform data form on every residential replacement, and we file all of it as part of the job.
Does my homeowners association have to approve a new AC in Weston?
Florida Statute 720.3035 says an association cannot require review of a central air conditioning system that is not visible from the frontage, a neighbor, a common area or a golf course and is substantially similar to one already approved. If the condenser will be visible or is moving, the association may require review; The Isles at Weston runs its architectural review online. Name the community when you book.
My Weston house is from the 1990s and the system froze up. Repair or replace?
Half of Weston's homes were built in the 1990s, so an original system is past 25 years old. Ice on the coil traces to airflow, and one technician's public post about a Weston call in 2023 described exactly that: a failed blower motor and a frozen system. The replacement conversation starts when an original unit runs on R-22, out of new equipment since 2010 and out of production since 2020.
Is Bonaventure part of Weston, and does that change anything?
Yes. Bonaventure voted nearly two to one to join Weston on April 1, 1997, seven months after the city incorporated. The permit still comes from Weston's building office, and because Bonaventure is the older side of the city, with villas, townhomes and condominiums as well as houses, a villa or condo replacement brings the association into the conversation.
Do you also work in Southwest Ranches?
Yes. Southwest Ranches is a town of lots an acre and larger, with equestrian trails and few streetlights, 2,322 homes with a median build year of 1982, and it is the same 53 miles from our office as Weston, roughly 67 minutes by way of Griffin Road.
How far is Next Level from Weston, and will you come out at night?
About 53 miles: Lake Worth Road to Florida's Turnpike, then the Sawgrass Expressway and I-75, roughly 70 minutes. Yes to nights and weekends; the phone is answered 24 hours a day, 7 days a week. Regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
