Next Level in Boca Raton

Boca Raton, FL sits at the south end of Palm Beach County on the Broward line, about 22 miles by road from the Next Level Air Conditioning office in Greenacres, down I-95 to the FAU Boulevard exit, and we repair, replace and maintain air conditioning across the city and the unincorporated West Boca communities that share its mailing address. We are a family-owned HVAC contractor, licensed by the state as a Certified Air Conditioning Contractor, CAC1821097.

Boca Raton homes: half the city went up in the 1970s and 1980s

The 2024 American Community Survey counts 49,128 homes inside the City of Boca Raton with a median build year of 1983. About 69 percent were built before 1990, the two big decades being the 1970s at 24 percent and the 1980s at 26 percent, with another 14 percent from the 1960s. Only 42 percent are single-family detached houses and 66 percent are owner-occupied. The figure that separates Boca from the county as a whole is the building type: 37 percent of the city's homes are in buildings of 20 or more units, about double the county's 19 percent, and 9.5 percent, 4,679 homes, are held for seasonal or occasional use.

Those numbers stop at the city line, and a great deal of Boca Raton lives outside it. The west-side ZIP codes mix city and county land, and no two read alike. In 33496, the ZIP St. Andrews Country Club writes on its address, the median home dates from 1991 and 57 percent are detached houses. In 33433, Boca Lago's ZIP, the median is 1985 and 78 percent of the homes predate 1990. In 33434 the median is 1983, 87 percent predate 1990, 46 percent sit in buildings of 20 or more units and 16 percent are seasonal. Out in 33498 it is 88 percent detached houses with a 1991 median, and in 33428, 7 percent of the homes are mobile homes.

Pearl City was platted on May 30, 1915, and the town was first incorporated in 1924. Arvida began Royal Palm Yacht and Country Club in 1959 as the first guard-gated neighborhood in Boca: 688 homes on 450 acres along the Intracoastal and the Hillsboro River, one-story Bermuda cottages, many since rebuilt as two-story houses. Outside the city line, Boca Del Mar won county approval as a 2,350-acre planned development in August 1971 and opened its two golf courses in 1973 and 1975. Town Center at Boca Raton opened just west of I-95 on Glades Road on August 13, 1980, Old Floresta became a historic district in 1990, and Mizner Park opened in 1991 on the ground of the 1974 Boca Mall. The 2003 and 2004 annexations then brought 4,292 more homes into the city, most of them multifamily and most built after 1980.

What that means for the call: with a third of the city's homes in buildings of 20 or more units, the first question is often not which house but which building and which floor. Our work includes closet and attic air handlers and rooftop package units set by crane.

Boca Raton neighborhoods, and which side of the city line they fall on

  • Royal Palm Yacht & Country Club Inside the city. Arvida started it in 1959 as Boca's first guard-gated neighborhood: 688 homes on 450 acres between the Intracoastal and the Hillsboro River, one-story Bermuda cottages, many rebuilt since as two-story houses.
  • Old Floresta Historic District Inside the city, designated a historic district in 1990.
  • Pearl City Platted on May 30, 1915.
  • Camino Gardens Residential streets inside the city limits.
  • Woodfield Country Club Gated club community inside the city limits.
  • Boca West Country Club Unincorporated. 1,400 acres and 55 villages of townhomes, patio homes, villas, garden apartments and single-family houses, with more than 6,000 residents. The county's permit counter, not the city's.
  • Boca Pointe Unincorporated club community; the 2000 Census counted 2,089 homes when it was still tracked as its own place.
  • Boca Del Mar Unincorporated planned development of 2,350 acres, approved by the county in August 1971, with golf courses from 1973 and 1975, run by an improvement association with architectural controls.
  • Boca Lago Country Club Unincorporated club community off Juego Way in 33433.
  • St. Andrews Country Club Unincorporated, west of Jog Road and north of Clint Moore Road, and staying that way: its association turned down annexation by the city, as reported in June 2026.
  • The Polo Club of Boca Raton Gated club on Champion Boulevard, unincorporated.
  • Century Village (Boca Raton) Large condominium community off Lyons Road, unincorporated.
  • Hamptons at Boca Raton Unincorporated; 7,729 homes in the 2000 Census, when it was counted as its own place.
  • Sandalfoot Cove Unincorporated, west of US 441, taking in the Watergate Estates mobile homes, Boca Trails, Palmetto Pines, Boca Springs and Tudor Woods.
  • Boca Falls Large gated community at the far west end of the mailing area, unincorporated.

Ocean at one end, canals at the other: the ground Boca Raton equipment sits on

The Boca Raton mailing name covers a long stretch of ground. Royal Palm Way is about six tenths of a mile from the Atlantic, Town Center and I-95 about 4 miles, Boca West and Boca Pointe about 5.5, Century Village and Sandalfoot Cove about 7.3, and Boca Falls almost 11 miles inland, all with the same city on the envelope. So we ask which community before we ask anything else, because the answer decides which permit office, which association and how far the truck goes.

West of the beach, the water is managed in three layers. The South Florida Water Management District runs the primary canals; the Lake Worth Drainage District runs the secondary ones across about 200 square miles of southeastern Palm Beach County, among them the L-48, L-49, L-50 and C-15 canals and the Hillsboro Canal; and the tertiary drainage inside a neighborhood belongs to the residential association that owns and maintains it. Whatever the lot drains into, the outdoor unit goes on a leveled slab and a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors.

The storms on the city's list are the 1947 hurricane, Frances and Jeanne in 2004, Wilma in 2005 and Irma in 2017. Wilma is the one with the local ledger: two hangars down at Boca Raton Airport, the theater walls at Spanish River High School ripped apart, the gym roof at Florida Atlantic University severely damaged, West Boca Medical Center structurally damaged, the Boca Raton News off the press for almost a week, and about 1,889 homes in the city with losses. That is the wind we anchor for, and the tie-down clips go on every change-out here.

Permits in Boca Raton: two counters, and a sound rating the city asks for

Inside the city limits, the permit comes from the City of Boca Raton's Building Permits and Inspections, filed through the Boca eHub portal. In West Boca the same job goes to Palm Beach County's Building Division at 2300 North Jog Road, or online through ePZB. The mailing address does not settle it: Royal Palm Yacht and Country Club, Woodfield, Camino Gardens and Old Floresta are inside the city, while Boca West, Boca Pointe, Boca Lago, Century Village, the Polo Club, Sandalfoot Cove and Boca Falls are not. We check the parcel before we file anything.

The city also regulates AC noise. It can decide where new outdoor equipment goes, ask for sound screening, and requires the manufacturer's sound rating with the permit application. Fixed mechanical noise at a residential property line is capped at 55 decibels by day and 50 at night, 7 PM to 7 AM. That rule stops at the city line.

In the club communities, Florida Statute 720.3035 limits what a homeowners association can do about a central AC replacement: if the new system cannot be seen from the street, a neighbor, a common area or a community golf course, and is substantially similar to one already approved, association review does not apply. It covers HOAs, not condominiums. Boca Del Mar's improvement association keeps its own architectural controls, and we work to them.

What affects the cost of AC work in Boca Raton

The first thing is which Boca you are in. A change-out inside the city limits goes through Boca eHub with the equipment placement drawn on the plans and the manufacturer's sound rating certificate attached, and the city may ask for sound screening on top; the same change-out in West Boca is a county permit through ePZB under the county's rules instead. The second is the building. Many of the city's homes are in large condominium buildings, and a rooftop package unit that needs a crane is a different day from a condenser on a side-yard pad. The third is the community: a guard gate, or an improvement association with architectural controls like Boca Del Mar's, adds steps before the first tool comes out. Then come the questions every job has: what actually failed, whether a leak search is part of it, and whether the ducts are.

None of it is sprung on you at the end. You see the price before the work starts, never after it.

Frequently asked questions

My address says Boca Raton. Does that mean the city issues my AC permit?

Not always. The city itself says a Boca Raton address does not mean you live inside the city limits, and its 911 center transfers calls from the unincorporated area known as West Boca. The parcel decides whether the permit is a city one through Boca eHub or a county one through ePZB, so we check it before we file.

I am replacing the condenser at my Boca Raton townhome and it sits close to the neighbor's bedroom. Is there a rule about noise or placement?

Inside the city limits, yes. The city code has the city set where new or replacement outdoor equipment goes, shown on the permit plans, lets it require sound abatement or screening, and asks for the manufacturer's sound rating certificate. It also caps fixed mechanical noise at a residential property line at 55 decibels by day and 50 at night. The rule stops at the city line.

Can my homeowners association block a central AC replacement in a Boca Raton club community?

Often not. Under Florida Statute 720.3035 a homeowners association may not review a replacement central system that is hidden from the street, neighbors, common areas and any community golf course and is substantially similar to one it has already approved. Condominiums fall under a different chapter. Boca Del Mar's improvement association keeps its own architectural controls, so name your community when you book.

Do I need a hurricane pad and tie-downs on a replacement condenser in Boca Raton?

We put them on every change-out. Wilma in 2005 is the local reason: two hangars down at Boca Raton Airport, the gym roof at Florida Atlantic University damaged and about 1,889 homes in the city with losses. The outdoor unit goes on a leveled slab and a solid pre-cast hurricane pad with the wind-rating sticker left visible, held by tie-down clips and masonry anchors.

Do you cover Boca West, Boca Pointe, Century Village and the rest of West Boca?

Yes. West Boca is the unincorporated side of the Boca Raton mailing area, roughly west of the Turnpike, and by some definitions it reaches east to Jog Road and Powerline Road to take in Boca West, Boca Del Mar and Boca Pointe. Boca Lago, the Polo Club, St. Andrews, the Hamptons, Sandalfoot Cove and Boca Falls are on that side too. The permit there is a county one.

How far is Next Level from Boca Raton, and will you come out at night?

About 22 miles by road from our Greenacres office, down I-95 to the FAU Boulevard exit, roughly 34 minutes. We answer 24 hours a day, 7 days a week, and regular hours are Monday to Friday 8 AM to 6 PM and Saturday 8 AM to 12 PM. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
