Delray Beach homes: a 1970s city with a historic core
Delray Beach counted 37,427 homes in the 2024 American Community Survey, with a median build year of 1983. Two thirds of them, 66 percent, went up before 1990; the 1970s alone account for 26 percent, the largest single decade, and the 1980s for another 23 percent. Only 9 percent date from 2010 or later. Just 34 percent are single-family detached houses, which makes this a city with more condominiums and attached homes than houses on their own lots, and 63 percent of its homes are owner-occupied.
The city is older than its housing. It was settled as Linton in 1894, renamed Delray in 1901 after a Detroit neighborhood, and the mainland town and the strip between the canal and the ocean merged into the City of Delray Beach on May 11, 1927. Five local-register historic districts survive from those decades, two of them also on the National Register: Old School Square around the 1913 school campus at Atlantic and Swinton, the Marina district beside the Intracoastal, Del-Ida Park, Nassau Park on the beach side and West Settlers along NW 3rd and 4th Avenues, with periods of significance running from 1898 to 1947.
West of the city limits is the other Delray. High Point, Kings Point, the Villages of Oriole, Valencia Falls and a run of gated communities stretch toward the Loxahatchee refuge, and many of the homes there carry a Delray Beach mailing address while sitting in unincorporated Palm Beach County. Valencia Falls was built from 2001 to 2004 and Valencia Palms from 2005 to 2007. The address on the invoice and the office that issues the permit are two separate questions in this city, and we settle the second one before we quote.
Delray Beach neighborhoods, from the barrier island to Hagen Ranch Road
- Nassau Park Historic District Two blocks of Nassau Street south of East Atlantic Avenue, between South Ocean Boulevard and Venetian Drive, built 1935 to 1943, and the only historic district east of the Intracoastal.
- Seagate Coastal neighborhood along Seagate Drive in ZIP 33483, inside the city, under half a mile from the ocean.
- Tropic Isle Coastal neighborhood in 33483, inside the city, about half a mile from the Atlantic and about 18 miles from our office by I-95 and Linton Boulevard.
- Marina Historic District Single-family and multifamily homes of 1922 to 1943 between East Atlantic Avenue and the Intracoastal, beside the city marina.
- Old School Square Historic District The blocks around the 1913 school campus at Atlantic and Swinton, now the Cornell Art Museum, Crest Theatre, Fieldhouse and Pavilion, with a period of significance from 1898 to 1943.
- Del-Ida Park Historic District Mizner-influenced homes of 1923 to 1943, many of them designed by Samuel Ogren Sr.
- West Settlers Historic District The city's early African-American community along NW 3rd and 4th Avenues, 1900 to 1947, known for its shotgun houses with painted tin roofs.
- Pineapple Grove Near downtown, named for the years when pineapples were canned here.
- Delaire Country Club Country club community on White Cedar Lane, inside the city limits.
- Kings Point A 55-plus condominium community on the county side of the line, where the condo associations run their own approval processes.
- High Point West of the city limits; the 2000 census counted 1,548 housing units.
- Villages of Oriole An adult community on the county side, 3,750 housing units at the 2000 census with fewer than half of one percent of residents under 18, about 16 miles from our office by the Turnpike and West Atlantic Avenue.
- Valencia Falls GL Homes 55-plus community of 724 homes on Hagen Ranch Road north of Lake Ida Road, built 2001 to 2004, on the county side, and the nearest of these to our office at about 12 miles.
- Valencia Palms GL Homes 55-plus community in West Delray, built 2005 to 2007.
Three miles of beach and a century of storms: how the setting reaches your equipment
Delray Beach calls itself the Village By The Sea, with 3 miles of Atlantic beachfront, its center point about 2 miles from the water, Boynton Beach to the north and Boca Raton to the south. The distance to the ocean varies more than a mailing address suggests. Nassau Park is on the barrier island itself, Seagate and Tropic Isle lie within about half a mile of the surf, Kings Point is roughly four and a half miles inland, and the Villages of Oriole and Valencia Falls sit about 6 miles from the ocean, measured in a straight line on the map.
The hurricane record for Delray lists direct or near-direct hits in 1903, 1906, 1928, 1947, 1949, 1964, 1965, 1979, 1992, 1999, 2004 and 2005. Wilma, in 2005, brought what the National Hurricane Center judged were likely Category 2 conditions to parts of Palm Beach County and caused the largest disruption to electrical service Florida had ever seen. That is the reason every condenser we set goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors, and why a mini-split condenser on an exposed lot can go up on an elevated hurricane mount.
Rain is the other constant. Delray's climate is classed as tropical rainforest, and even February, the driest month, averages 2.55 inches. West Delray lies in southeastern Palm Beach County, where the Lake Worth Drainage District runs about 500 miles of canals. And from October 1, 2026, Palm Beach County requires a Flood Legend with permits for what it calls standalone equipment installations at the addresses it permits, which in Delray means the county side of the line.
Permits in Delray Beach: express change-outs in the city, county rules west of it
Inside the city limits the permit comes from the City of Delray Beach Building Division, which treats an A/C change-out as an express permit, expedited and issued within three days, and takes the application digitally through ePlans. As the licensed air conditioning contractor on the job, we prepare and file it.
In the five historic districts, the city's Historic Preservation Design Guidelines give air conditioning its own page: equipment goes in the least obtrusive, most inconspicuous spot, window units only as a last resort, and no cutting through masonry or historic windows. The guidelines point to what these houses already offer, raised foundations, generous attics and existing chases, and that is how we route the ducts and place the equipment.
West of the city line, Kings Point, the Villages of Oriole, High Point and Valencia Falls are permitted by the Palm Beach County Building Division, whose South County office is on South Congress Avenue in Delray Beach. Kings Point's condominium associations have their own approval processes, so we ask about yours before the quote, not after the job.
Getting to Delray Beach from our Greenacres office
Our Greenacres office on Lake Worth Road is about 15 miles by road from the center of Delray Beach: Lake Worth Road to South Military Trail, Military Trail to Lantana Road, then I-95 south into the city, where Atlantic Avenue runs through downtown past Old School Square at 51 North Swinton Avenue, roughly 22 minutes when the roads are clear. The west side has its own routes, and some of it is closer to us than the center is. Valencia Falls is about 12 miles by Jog Road, Woolbright Road and Hagen Ranch Road, roughly 24 minutes. Kings Point is about 15 miles by Jog Road and Linton Boulevard, roughly 27 minutes. The Villages of Oriole are about 16 miles by the Turnpike and West Atlantic Avenue, roughly 25 minutes. Tropic Isle on the coast is about 18 miles by I-95 and Linton Boulevard, roughly 29 minutes.
What affects the cost of AC work in Delray Beach
Where the property sits and what it is move the number here more than the equipment does. Which office issues the permit: a city change-out is an express permit filed through ePlans, while a county-permitted address in West Delray follows the county's process and its Flood Legend requirement. Whether the house is historic: in the five districts the least visible location wins and masonry stays uncut, which takes longer than a swap beside a slab. Whether there are ducts at all: a block house that has never had them is either a duct job or a ductless one, and the two are priced differently. And the type of building: with only a third of the city's homes detached, a condominium brings its own rules, its own access and often an association, all of which we ask about first.
The one thing that does not vary is the order of events. The price is agreed before the work starts, never after it.
Frequently asked questions
My 1960s block house in Delray Beach has never had ducts. Central air with new ductwork, or a multi-head mini-split?
Both can work. A 1962 block-house owner here asked exactly this in 2026 after years on window units. The city's preservation guidelines, written for the historic districts, show the pattern: ducts routed through the existing chases and attic, no cutting of masonry. Where no duct path exists, a ductless system serves each room through one sealed wall penetration. We price both and you choose.
How quickly can an AC change-out be permitted in Delray Beach?
Inside the city limits an A/C change-out is an express permit at the City of Delray Beach Building Division, issued within three days and filed through ePlans. If your address is in West Delray, in Kings Point, High Point, the Villages of Oriole or Valencia Falls, the permit comes from Palm Beach County, whose South County office is at 345 South Congress Avenue. We confirm which applies first.
I live in one of the historic districts. Where can the condenser and the ducts go?
The city's Historic Preservation Guidelines answer that: the least obtrusive manner and the most inconspicuous location. They recommend vertical duct runs in closets, chases and wall cavities, equipment in ventilated attics and crawl spaces, and no cutting through masonry walls or destroying historic windows. Window units are a last resort once every other option is explored. That covers Old School Square, Marina, Del-Ida Park, Nassau Park and West Settlers.
Is my Kings Point or Villages of Oriole address really in Delray Beach?
By mail, yes; by jurisdiction, no. Kings Point, the Villages of Oriole, High Point and Valencia Falls sit in unincorporated Palm Beach County west of the city line, which is why a change-out there is permitted by the county rather than the city. Delray Medical Center on Linton Boulevard and Delaire Country Club are inside the city. We serve both sides and route the paperwork to the right office.
My AC quit on a long weekend. How far are you from Delray Beach, and do you come out at night?
About 15 miles by Lake Worth Road, Lantana Road and I-95, or 12 to 16 miles to West Delray by Jog Road or the Turnpike. We answer 24 hours a day, 7 days a week; regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
Which parts of Delray Beach are closest to the ocean, and does that change the outdoor unit?
Nassau Park is on the barrier island, Seagate and Tropic Isle are within about half a mile of the surf, the city's center point is about 2 miles in, and the West Delray communities sit roughly four and a half to six and a half miles inland. We ask where the unit will stand before we quote a coastal job, and every condenser goes on an anchored hurricane pad.
