Boynton Beach homes: a 1970s city with 1960s bones
The 2024 American Community Survey five-year estimates count 40,684 homes in Boynton Beach with a median build year of 1984. Sixty-four percent were built before 1990, and the 1970s alone account for a quarter of the stock, with another 23 percent from the 1980s, 16 percent from before 1970, 15.5 percent from the 2000s and 8.5 percent since 2010. Only 41 percent are single-family detached houses, so most homes here are attached, condo or multifamily, and 65 percent are owner-occupied.
The city grew up fast after the war. The Town of Boynton had incorporated in 1920 on the votes of 48 of its 50 qualified electors, but the population went from 2,542 in 1950 to 10,467 in 1960, Congress Avenue was extended south in 1966, I-95 through the city was finished in 1977, and development pushed west, particularly in the 1980s, the decade the Boynton Beach Mall opened. Today it is the third most populous municipality in Palm Beach County, with 81,435 people on about 16 square miles of land.
Those decades map onto real neighborhoods. The 1960s brought the large residential projects the city's history records by name: Boynton Leisureville and Palm Beach Leisureville, Hampshire Gardens and Sterling Village. Hunters Run's three courses were finished in 1979 and the club passed to its members in 1989. West of the city, GL Homes has been building the Valencia communities for 55-plus buyers since 1997, and Valencia Del Mar is still selling new homes in September 2026. The city's own A/C Change-Out form has lines for a gate code and a condo unit number, which tells you what kind of housing the Building Division expects to see on a permit.
Boynton Beach communities, and which side of the city line each one sits on
- Boynton Leisureville An adult residential community from the 1960s, one of the two Leisurevilles, built on the filled bed of old Boynton Lake by Caldos and then Campanelli. Inside the city.
- Palm Beach Leisureville The second Leisureville, with the same lake-bed history. Inside the city, about 10 miles and 20 minutes from our office.
- Hampshire Gardens One of the large 1960s residential projects in the city's history. Inside the city.
- Sterling Village Also a large 1960s project. Inside the city.
- Golfview Harbour Inside the city limits; the map data places it in the Chapel Hill area.
- Hunters Run Private country club community of 990 acres with three 18-hole courses, at 3500 Clubhouse Lane. Courses finished in 1979, club turned over to the members in 1989. Inside the city, and the longest drive from our office at about 13 miles and 26 minutes.
- Quail Ridge Country Club On Golf Road next to the Village of Golf. Unincorporated county, so the permit comes from the county, not the city.
- Indian Spring Country Club On El Clair Ranch Road. Unincorporated county.
- Valencia Lakes GL Homes 55-plus, the earliest build dates of the Valencia communities, 1997 to 1999.
- Valencia Isles GL Homes 55-plus, 793 homes, built out. Unincorporated county by the realtor guide's account.
- Valencia Reserve GL Homes 55-plus, built 2009 to 2012, ZIP 33473 and unincorporated county. About 12 miles and 19 minutes from our office by the Turnpike, West Boynton Beach Boulevard and Lyons Road.
- Valencia Cove, Valencia Bay, Valencia Sound and Valencia Grand GL Homes 55-plus, built in turn from 2014 to 2019, 2015 to 2018, 2019 to 2022 and 2020 to 2023.
- Valencia Del Mar GL Homes 55-plus, construction from 2022, with new homes on sale in September 2026.
From the Boynton Inlet to the Turnpike: salt, Wilma and a drained lake
The center of Boynton Beach sits about 2 miles from the ocean, but the mailing name covers far more ground than that. Measured in a straight line, Boynton Harbor Marina is about 0.8 mile from the water, Palm Beach Leisureville 2.5, Hunters Run 3.2, Indian Spring 5.8, Green Cay 6.8 and Valencia Reserve 9.2.
The marina is the eastern anchor of downtown, between Boynton Beach Boulevard and East Ocean Avenue and half a mile south of the Boynton Inlet. The inlet itself, the South Lake Worth Inlet on the charts, is man-made, opens the lagoon to the ocean at its south end, and is not inside the city at all: Manalapan is on its north side, Ocean Ridge on its south, and the county's Ocean Inlet Park sits on it. The city's own beach is Boynton Beach Oceanfront Park, which the town acquired in 1921.
Storms are the second part of the story. The 1928 hurricane destroyed 46 homes and 18 buildings in Boynton. Hurricane Wilma struck Boynton Beach on October 24, 2005, and the National Hurricane Center's report records a peak gust of 103 knots at the West Boynton Beach station and a minimum pressure of 954.5 millibars in Boynton Beach, with parts of the county likely at Category 2 conditions and the largest disruption to electrical service Florida had ever seen. That is the wind we build for: every condenser we set goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors, and the city's form treats any change to an existing curb, stand or support as its own building sub permit. FPL, for its part, finished a Category 5-resistant Boynton Beach Service Center in 2018 to serve Boynton and southern Palm Beach County, backing Bethesda Hospital East and West, the city's 911 center and a water plant.
Water is the third. By the end of the Second World War the drainage district had cut 500 miles of canals from Lake Okeechobee to the Hillsboro Canal, and one of the things it drained was Boynton Lake. Both Leisurevilles stand on that old lake bottom, dredged of muck and filled, and the Lake Worth Drainage District still maintains the canals. Boynton Beach Utilities serves about 112,000 water and sewer customers in the city, neighboring municipalities and parts of the unincorporated county, and handles stormwater inside the city limits.
Permits in Boynton Beach: the exact change-out, and when it is the county instead
Inside the city, the permit comes from the Building Division at City Hall, 100 East Ocean Avenue. The city's A/C Change-Out form gives a quick turn-around permit for an exact change-out: same wire size, same electrical service, same equipment and heat strip sizes, and a disconnect within sight of the unit. A new disconnect needs an electrical sub permit, a changed curb, stand or support needs a building sub permit, and the new equipment has to meet the 2023 SEER2 minimums whatever it replaces. We tell you before the quote which side of that line your job lands on.
A Boynton Beach address does not always mean the City of Boynton Beach. Hunters Run, both Leisurevilles, Hampshire Gardens, Sterling Village and Golfview Harbour are inside the city. Valencia Reserve, Indian Spring, Quail Ridge and the Green Cay area are unincorporated, so their permits go to the Palm Beach County Building Division, which from October 1, 2026 also requires a Flood Legend for standalone equipment installs. We check the jurisdiction before we write the permit.
Getting to Boynton Beach from our Greenacres office
Our Greenacres office on Lake Worth Road is about 9 miles from the center of Boynton Beach by road. The route is Lake Worth Road east to South Military Trail, south to Lantana Road, east to Congress Avenue, then south on Congress, where the Boynton Beach Mall has stood since October 1985, to West Boynton Beach Boulevard, roughly 18 minutes when the roads are clear. Palm Beach Leisureville is about 10 miles and 20 minutes, Boynton Harbor Marina about 12 miles and 21 minutes by I-95, Valencia Reserve about 12 miles and 19 minutes by the Turnpike, West Boynton Beach Boulevard and Lyons Road, and Hunters Run about 13 miles and 26 minutes. Bethesda Hospital East on South Seacrest Boulevard, open since 1959, is the landmark on the east side of town.
What affects the cost of AC work in Boynton Beach
The first thing is which permit the job needs: an exact change-out under the city's form is a turn-around permit, while adding a disconnect or changing the stand turns it into sub permits. The second is whose permit it is: a Leisureville home inside the city and a Valencia Reserve house in the unincorporated county go to different offices with different paperwork, and the county's new Flood Legend rule applies there. The third is the building itself. Most homes here are attached, condo or multifamily rather than detached, and the form's own lines for a gate code and a unit number are a fair warning that getting to the equipment is part of the job. The last is what the diagnosis finds: which part failed, and whether the refrigerant circuit has to be opened.
Whatever it adds up to, we put the price in front of you before the work starts.
Frequently asked questions
My address says Boynton Beach. Does the city or Palm Beach County issue my AC permit?
It depends on the community, not the mailing address. Hunters Run, Boynton Leisureville, Palm Beach Leisureville, Hampshire Gardens, Sterling Village and Golfview Harbour are inside the city, so the permit comes from the Building Division at 100 East Ocean Avenue. Valencia Reserve, Indian Spring, Quail Ridge and the Green Cay area are unincorporated, so it is the county Building Division on North Jog Road or the South County office.
What does Boynton Beach mean by an exact A/C change-out?
A replacement the city issues as a turn-around permit because nothing around the equipment changes: no larger wire, no electrical service upgrade, no increase in condenser, air handler, heat strip or kilowatt size, and a disconnect within sight of the unit. A new disconnect adds an electrical sub permit, and a new curb, stand or support adds a building sub permit.
My AC is blowing but not cold and the first company cannot come until next week. Can you come sooner?
A Boynton Beach homeowner asked exactly that in March 2026, thermostat set to 70 and reading 78 for two days. We run same-day and emergency repair, nights and weekends included, and after-hours rates apply outside our regular hours. We diagnose in front of you, quote before touching a part, and most repairs are finished on the first visit.
I have a 2006 system on R-22 in Boynton Beach. Should I repair it or replace it?
Another Boynton Beach owner asked that in April 2026 after finding the refrigerant hard to get. We do refrigerant leak repair on all major brands, so a repair is on the table if the system is otherwise sound. If it is not, and the home is inside the city limits, the exact change-out is the simplest permit, and the new equipment must meet the SEER2 minimums the form restates.
How far is Next Level from Boynton Beach, and will you come out at night?
About 9 miles from our office on Lake Worth Road in Greenacres: Military Trail, Lantana Road and Congress Avenue, roughly 18 minutes. The phone is answered 24 hours a day, 7 days a week, with regular hours of Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
We own a small vacation condo in Boynton Beach and would rather deal with a small company. Is that you?
Yes. We have been family-owned since 2016 and are 5-star rated on Google. A condo repair or a new unit is a normal job for us. If the condo is inside the city limits, the change-out form has a line for your unit number and the gate code, and the price is quoted before the work starts. Tell us when you are in town and we schedule around it.
