Next Level in Lake Worth
Next Level Air Conditioning is the family-owned HVAC contractor a few miles down the road from Lake Worth, FL, and this page covers both places that use the name: the City of Lake Worth Beach on the lagoon, about 5 miles by road from our Greenacres office, and the unincorporated Lake Worth ZIPs to the west, where Lucerne Lakes is about 2 miles from our door. We are Florida licensed CAC1821097, and we repair, replace and maintain air conditioning on both sides of that line.
Lake Worth Beach homes: a 1913 city with a median build year of 1969
Start with the name, because it decides which office issues your permit and who sends your electric bill. The Town of Lake Worth was incorporated on June 14, 1913, became a city in 1925, and in 2019 its voters renamed it Lake Worth Beach. Only ZIP 33460 and the eastern edge of 33461 lie inside the city. The other Lake Worth ZIPs, 33467, 33449 and the unincorporated parts of 33463, lie outside it, and the Palm Beach Post noted in 2019 that more Lake Worth mailing addresses now sit outside the city than inside it. A Lake Worth address on Hypoluxo Road and one on J Street answer to different rulebooks, so this page treats them separately.
The city is much the older of the two. The 2024 American Community Survey counts 17,949 homes in Lake Worth Beach with a median build year of 1969. About 83 percent were built before 1990 and almost 18 percent before 1950, with the 1950s, 1960s and 1970s together accounting for 57 percent. Fewer than half, 47 percent, are single-family detached houses, and only 46 percent are owner-occupied, which makes this a majority-renter city where the person who notices the problem and the person who approves the repair are often two different people. We work that way all the time: the tenant shows us the unit, the owner gets the estimate, and nothing starts until the owner says yes.
The oldest streets were platted in 1912 as the Palm Beach Farms Company's townsite of Lucerne, renamed Lake Worth when the post office found Lucerne already taken. The city's own preservation guidelines trace the waves that followed: the 1912 townsite with its 50-foot lots, now Old Lucerne; the 1925 re-plat that allowed 25-foot lots in Northeast Lucerne, and the 25-foot lots along J, K and L Streets in Southeast Lucerne; College Park's two growth spurts of 1925 to 1928 and 1945 to 1949; South Palm Park's 1930s Art Deco and Streamline apartment buildings. Six local historic districts and four individually designated structures came out of that history. The guidelines also describe what those early houses were built to do: raised wood frames on masonry piers with crawl spaces beneath, windows placed for cross-ventilation, designed for a Florida without air conditioning. Cooling one today means fitting a system to a building that never planned for it, sometimes on a lot 25 feet wide.
Lake Worth neighborhoods: the coastal city, then the unincorporated west
- Old Lucerne (Parrot Cove) The 1912 townsite, a historic district of 50-foot lots with 20-foot setbacks, significance dated 1912 to 1949.
- Northeast Lucerne Historic district of 1915 to 1952; the 1925 re-plat allowed 25-foot lots, so it is tightly packed one-story frame cottages.
- Southeast Lucerne Nineteen blocks of 25-foot lots along J, K and parts of L Streets, 1912 through the post-war years, mostly frame vernacular.
- South Palm Park About 60 blocks platted in 1925 with Bryant Park and the Intracoastal on its east edge; wood-frame, bungalow and mission houses plus 1930s Art Deco and Streamline apartments.
- College Park Annexed January 28, 1925, streets named for universities on narrow lots, built in two spurts, 1925 to 1928 and 1945 to 1949, with the lagoon on its east side.
- Old Town The city's 16-acre historic commercial district, 1912 to 1949, built with party walls and zero lot lines.
- Mango Groves and Tropical Ridge The north-side neighborhoods above Lucerne Avenue: Mango Groves between North Federal and North Dixie Highways up to 13th Avenue North, Tropical Ridge from North Dixie Highway to I-95 up to 10th Avenue North.
- Royal Poinciana South of Lucerne Avenue between South Dixie Highway and I-95, down to 6th Avenue South.
- Murry Hills The city's neighborhood on Lake Osborne, along Cynthia Lane.
- Lucerne Lakes Unincorporated 33467 on Lake Worth Road, about 2 miles and 4 minutes from our office.
- Winston Trails Guard-gated golf community on the east side of Jog Road north of Hypoluxo Road, unincorporated 33463; about 5 miles and 11 minutes from the office by Lake Worth Road and Jog Road.
- Bellaggio Guard-gated single-family on the west side of US 441 south of Lantana Road, in 33467.
- Villaggio and Valencia Shores Guard-gated 55-plus communities: Villaggio east of Lyons Road on the north side of Hypoluxo Road, Valencia Shores on the east side of US 441 south of Hypoluxo.
- Isola Bella Guard-gated single-family east of Lyons Road on the south side of Hypoluxo Road.
- Lake Charleston and Lakes of Sherbrooke The non-gated single-family communities out west: Lake Charleston on the west side of Jog Road at Hypoluxo Road, Lakes of Sherbrooke west of the Turnpike on the north side of Lantana Road.
- Cypress Lake Estates and Bent Creek Gated single-family on the west side of Lyons Road south of Lake Worth Road.
West Lake Worth: the unincorporated ZIPs that kept the old name
Past the city limits the Lake Worth name runs across a far newer landscape. ZIP 33467 is a 19-square-mile swath of unincorporated Palm Beach County with 25,803 homes in the 2024 survey, a median build year of 1991, 47 percent built before 1990 and 44 percent between 1990 and 2009; 61 percent are detached houses and 86 percent are owner-occupied. ZIP 33449, farther west, is newer again: 3,254 homes, a median build year of 2003, two thirds of them built between 2000 and 2009, 92 percent detached and 95 percent owner-occupied. ZIP 33463 is shared between Greenacres and unincorporated pockets such as Winston Trails, 22,847 homes with a median build year of 1988.
This is the Lake Worth of guard gates and golf. Winston Trails sits on the east side of Jog Road north of Hypoluxo Road; Bellaggio on the west side of US 441 south of Lantana Road; Isola Bella east of Lyons Road on the south side of Hypoluxo; Villaggio and Valencia Shores are the 55-plus communities, one east of Lyons on the north side of Hypoluxo, the other on the east side of US 441 south of it. Lake Charleston and Lakes of Sherbrooke are the non-gated exceptions, and Cypress Lake Estates and Bent Creek are the gated ones nearest Lake Worth Road. Even the landmarks that say Lake Worth on the sign are county ground out here: John Prince Memorial Park, about 726 acres including 338 acres of Lake Osborne, and the Lake Worth campus of Palm Beach State College both geocode as unincorporated. So does the strip along Lake Worth Road between Greenacres and the city that the Census once called Lake Worth Corridor.
The permit for any of these western addresses comes from the county, not the city.
Salt air, hurricanes and a city-owned grid: weather and power in Lake Worth
The city center is about a mile from the Atlantic. Lake Worth Beach owns its own stretch of oceanfront on the barrier island, deeded to the town in 1919, and the Lake Worth Lagoon runs along the east edge of South Palm Park and College Park. Those blocks live in salt air, and the condition of an outdoor coil there is something we inspect rather than assume. Out west, Lucerne Lakes and Winston Trails are roughly six to eight miles from the ocean, about the same as our office.
Storms have hit this city hard and often. The 1928 hurricane demolished about 600 homes in Lake Worth. The 1947 storm damaged the original 1922 Casino, which was rebuilt afterward; the building standing at 10 Ocean Boulevard today reopened on March 1, 2013. Frances and Jeanne damaged the municipal pier in 2004, and Wilma in 2005 destroyed 27 homes and damaged 2,491 in the city, part of what the National Hurricane Center called the largest disruption to electrical service ever experienced in Florida. That record is why every outdoor unit we set goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors, on a slab we level first.
Power here is local too. Lake Worth Beach runs its own citizen-owned electric utility, founded in 1914 as the Lake Worth Water, Light, and Ice Company, with 27,809 customers across the city, some adjoining unincorporated streets and the Village of Palm Springs; its service map shows nothing west of Military Trail. The utility's own figures put air conditioning and heating at more than half of a bill, and its advice is 78 degrees in summer, an annual AC service and a monthly filter change, with a free Home Energy Audit for customers who ask. Its 2024 annual report claims a 74 percent drop in outage frequency and a 64 percent drop in outage duration on the year before, after circuit hardening and a second transmission tie to FPL. Even so, in August 2026 a resident posted that Lake Worth Beach brownouts were making their condenser fan spin backwards.
West of the city the water story is canals. The Lake Worth Drainage District runs about 500 miles of canals and structures across southeastern Palm Beach County, and Lake Osborne drains through the E-4, C-16 and C-51 canals to the lagoon.
Permits in Lake Worth Beach and in the county: two offices, two rulebooks
Inside the city, the permit comes from the Lake Worth Beach Building Division at 1900 2nd Avenue North. A window unit in an existing opening needs no permit; a central system change-out does, and since July 1, 2026 the owner exemptions under HB 803 leave out mechanical work, so a licensed contractor files it.
The city also has a placement rule most people first meet on the day of the estimate. Section 23.4-16 of the city code, adopted in May 2024, puts equipment on an existing home in a side or rear setback, screened from the street, never in the front setback, and at no more than 65 decibels at the property line. On a 25-foot lot in Northeast or Southeast Lucerne, that rule is the first thing we check.
In the six historic districts, the city requires a Certificate of Appropriateness before most exterior work, and a missing one is a known reason plan review stalls. The design guidelines say nothing specific about condensers, so we ask the city about your address before the job is scheduled.
West of the city limits, the Palm Beach County Building Division at 2300 North Jog Road issues the permit, and from October 1, 2026 the county asks for a Flood Legend with permit submittals for standalone equipment installations, which goes in with our application.
Getting to Lake Worth from our Greenacres office
Our office is on Lake Worth Road in Greenacres, and that road is the spine of this page. Eastbound it is about 5 miles to the center of Lake Worth Beach, and Lake Worth Road then Lake Avenue brings you to Bryant Park on the Intracoastal in about 13 minutes when the roads are clear, with the Lake Worth Beach Casino and the municipal pier on the barrier island beyond. Westbound, Lucerne Lakes is about 2 miles along the same road, roughly 4 minutes, and Winston Trails is about 5 miles by Lake Worth Road and Jog Road, roughly 11 minutes. John Prince Park, at 2700 6th Avenue South on Lake Osborne, sits between the two.
What affects the cost of AC work in Lake Worth
Which Lake Worth you are in sets the paperwork: a city permit, with a Certificate of Appropriateness if the city asks for one in a historic district, or a county permit with its Flood Legend. Where the condenser is allowed to sit comes next, because the city's screening and noise rule on a narrow Lucerne lot can rule out the easy spot. The city's oldest homes were designed to cool themselves by cross-ventilation, and a duct system that has to be designed is a different job from one that gets reused. In the west, a guard gate at Winston Trails or Bellaggio adds time to every visit, and in the city a rental means the owner approves the estimate from wherever the owner happens to be. Then the usual questions: the part that failed, whether the sealed system has to be opened, and the age of what is there.
You hear the price before the work starts, whichever Lake Worth you live in.
Frequently asked questions
Which office issues my AC permit, the City of Lake Worth Beach or Palm Beach County?
It depends on the address. Only ZIP 33460 and the eastern part of 33461 are inside the city, so those permits come from the Lake Worth Beach Building Division on 2nd Avenue North. A Lake Worth address in 33467, 33449 or the unincorporated part of 33463, Winston Trails and Bellaggio included, is permitted by the county Building Division on North Jog Road. We confirm which applies before we quote.
Can my new condenser go in front of the house in Lake Worth Beach?
Not in the front setback. Section 23.4-16 of the city code, adopted May 2024, puts equipment on an existing home in a side or rear setback, or between house and street only when nothing else fits. It must be screened from the right-of-way and have product data or an engineering report showing no more than 65 decibels at the property line. We site it to that rule.
My house is in College Park or South Palm Park. Does a new AC need historic approval?
Possibly, and we find out before the job is scheduled. Both are local historic districts, and the city requires a Certificate of Appropriateness before exterior work begins on a historic property, saying most exterior alterations need one. The Building Division lists a missing certificate as a reason plan review is delayed. The design guidelines say nothing about air conditioning, so we ask the city about your address rather than guess.
My condenser fan spins backwards during a brownout. What should I do?
Switch the system off at the thermostat and call. Lake Worth Beach runs its own electric utility, not FPL, and a resident posted in August 2026 about this exact problem after brownouts. The utility reports a 74 percent drop in outage frequency in 2024 after circuit hardening and a second tie to FPL, but a fan running backwards is a call, not a wait. We diagnose before we replace anything.
Do you work inside the gated and 55-plus communities in west Lake Worth, like Villaggio and Valencia Shores?
Yes. Winston Trails, Bellaggio, Isola Bella, Cypress Lake Estates and Bent Creek are gated, and Villaggio and Valencia Shores are guard-gated 55-plus communities off Lyons Road, Hypoluxo Road and US 441. Tell us which one when you book; we arrange the gate before the technician sets off, so the appointment starts at your door.
How far is Next Level from Lake Worth, and do you come out at night?
Our office on Lake Worth Road in Greenacres is about 5 miles from downtown Lake Worth Beach, and about 2 miles from Lucerne Lakes. The line is answered 24 hours a day. Regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
