Next Level in West Palm Beach
Next Level Air Conditioning repairs, replaces and maintains air conditioning in West Palm Beach, FL, from the 1910s and 1920s houses of Grandview Heights and El Cid to the condo towers downtown and the HOA communities at the far west end of the city, Baywinds and Ibis among them. Our office is in Greenacres, 11 miles away by road by way of South Military Trail, and we are a family-owned HVAC contractor, Florida Certified Air Conditioning Contractor CAC1821097.
West Palm Beach homes, from 1894 to the condo towers
West Palm Beach was incorporated as a town on November 5, 1894, the first municipality in what was then Dade County and in all of South Florida, and it became a city in 1903. The 2024 American Community Survey counts 62,464 housing units inside it, with a median build year of 1988: 54 percent built before 1990, 34 percent between 1990 and 2009, and 12 percent since 2010. One home in five predates 1960, and 8.7 percent predate 1940.
The oldest streets are the historic districts. Grandview Heights is early craftsman bungalows from about 1910 to 1925. El Cid is Mediterranean Revival and Mission houses put up mostly between 1923 and 1926, with infill after the war. Flamingo Park is Mission and Spanish Revival, and Old Northwood has been on the National Register since 1994; the neighborhood list below gives the size of each.
The rest of the city is newer and denser. The 2000s were the biggest building decade in the Census at 24 percent of all units, with the 1980s next at 16 percent. Only 38 percent of the housing is single-family detached, and 50.5 percent is owner-occupied, so half the homes in West Palm Beach are rented. A craftsman bungalow in Grandview Heights and a unit in a downtown tower are different jobs, and we settle which one we are coming to when you call.

- Baywinds Western HOA about 9.8 miles from the shore.
- Ibis Property owners association at the far west edge, inside the city limits, about 10.8 miles from the ocean.
- Westgate and Haverhill A West Palm Beach address, not the city: Westgate is an unincorporated community and Haverhill a separate town, and neither permits through the city, as the permit section below explains.
Two ends of one city: the Lake Worth Lagoon and the western edge
West Palm Beach sits across the Lake Worth Lagoon from the Town of Palm Beach on its barrier island. The lagoon is Palm Beach County's largest estuary, 20 miles long, and it is brackish: ocean water comes in through two inlets and mixes with the canal water draining into it. Flagler Drive runs along the city's side of it.
Measured from the centroids on the city's own neighborhood map, the ocean distances in the list above are rough figures, but the point holds: the city runs from one mile off the ocean to eleven.
Storms are the city's oldest story. The 1928 Okeechobee hurricane is in its history, and so are Frances, Jeanne and Wilma, recorded as property damage and power outages. So when we set an outdoor unit in West Palm Beach, it goes on a solid pre-cast hurricane pad, wind-rating sticker left where the inspector can read it, and is clipped down to masonry anchors.
Permits in West Palm Beach: the city, the county and the historic districts
Inside the city limits the permit comes from the West Palm Beach Building Division, and mechanical work needs one whatever it costs. A contractor has to be registered with the city, with license, business tax receipt and insurance on file, before it can apply through the Civic Access portal. So the first question on a change-out here is whether your contractor is registered with the city.
The city keeps its own map of historic districts, among them El Cid, Flamingo Park, Grandview Heights, Old Northwood and the other Northwood districts, Prospect/Southland Park, Clematis Street, Central Park, Vedado-Hillcrest, Mango Promenade, Belair, Sunshine Park, St Anns, Northboro Park and Northwest. In any of them, exterior changes need historic review, from staff sign-off with the permit up to the Historic Preservation Board. We ask the Planning Division which level applies before the equipment is ordered.
The zoning code adds two lines for an outdoor unit. Section 94-305 lets mechanical equipment project no more than four feet into a setback, and Section 94-209 keeps window units out of sight from the street in the mixed-use districts. A condenser that has to move, or a new one going where none stood, gets measured against the property line before it is set.
Then there are the West Palm Beach addresses that are not in the city, and they permit somewhere else.
- Westgate, ZIP 33409: an unincorporated community of 1.52 square miles and 8,435 people at the 2020 Census. Permits go through Palm Beach County's PZB Permit Center, on the county's AC Change Out Form.
- Haverhill, ZIPs 33415 and 33417: a separate town since 1950, 0.63 square miles and 746 housing units. Haverhill issues its own permit forms.
We work out which office it is from your address before we quote, because the permit is part of the job.
Condos, high-rises and the building manager
About 62 percent of the housing in West Palm Beach is something other than a detached house, and half of all homes are rented. One West Palm Beach condo owner wrote in a public forum that a tenant lost the air conditioning on a Friday, the technician said the whole unit needed replacing, and building management would not allow the work until Monday or Tuesday. A renter in a new high-rise in the city wrote of three weeks without cooling, and a tenant at a downtown-area complex of a three-week outage and no communication.
Then there is the roof. In 2018 a rooftop electrical-panel fire at St. Andrews Residence on Fern Street, a senior high-rise downtown, left the building without air conditioning, and the system carried smoke through the building. Rooftop equipment on a tower is a different job from a condenser on a pad, and it is work we do: commercial rooftop package units set by crane, duct build-outs, and equipment on fabricated stands.
So on a condo, apartment or commercial call we ask up front who has to approve the work and what hours the building allows it, and that goes into the quote with everything else.
Getting to West Palm Beach from our Greenacres office
Our office is at 5700 Lake Worth Rd #209-1 in Greenacres, 11 miles by road from the city's center point. The route is Lake Worth Road to South Military Trail, Military Trail to Roebuck Road, then Earnest Street, roughly 25 minutes when the roads are clear. Palm Beach International Airport is the central landmark, with Haverhill just to its west-northwest; downtown, Clematis Street, Rosemary Square and Flagler Drive are farther on, toward the lagoon.
What affects the cost of AC work in West Palm Beach
Which permit office, first: a job inside the city goes through the Building Division and Civic Access, one in Westgate through the county, one in Haverhill through the town, and a house in a historic district adds the historic staff review on top. Where the equipment sits: a condenser held to the setback line, or a window unit in a mixed-use district that cannot show from the street, can mean a new location, a longer line set, and sometimes a stand or a bracket. The building: an early Grandview Heights bungalow, a condo with a management sign-off and a work-hours window, and a rooftop unit that arrives by crane are three different jobs. And the usual things, which part failed, whether the refrigerant circuit has to be opened, and how far the equipment is from where the truck can park.
All of it goes into one number, you see that number before the work starts, and nothing begins until you have said yes to it.
Frequently asked questions
Who issues the permit to replace an air conditioner in West Palm Beach?
It depends on whether your address is inside the city. Inside the limits it is the West Palm Beach Building Division, through the Civic Access portal, and mechanical work needs a permit regardless of cost. Westgate, ZIP 33409, is unincorporated and permits through Palm Beach County on the county's AC Change Out Form. Haverhill is its own town with its own forms. We sort that out before we quote.
My house is in El Cid. Can the condenser move to the side of the house?
Ask before it moves. El Cid is one of the city's designated historic districts, and the city's rule is that any exterior modification requires historic staff review, either at staff level with the permit or through a minor or major certificate of appropriateness. The zoning code also limits how far mechanical equipment may project into a setback, four feet at most. We check with the Planning Division first.
The building manager will not let the work happen this weekend. What can you do?
Work inside the building's rules. A West Palm Beach condo owner described this online: a tenant lost cooling on a Friday, the unit needed replacing, and management held the work until Monday or Tuesday. On a condo or apartment call we ask who approves the work and what hours the building allows, and if a repair will carry the system to the approved day, we say so.
Is the western end of West Palm Beach the same job as downtown?
Not quite. Measured from the centroids on the city's own neighborhood map, South End is about a mile from the Atlantic, with downtown, El Cid and Northwood Shores at 1.1 to 1.2 miles across the brackish Lake Worth Lagoon, while Ibis sits about 10.8 miles from the shore and Baywinds 9.8. Downtown is condo towers and apartments; the far west end is HOA communities inside the city limits.
How far is Next Level from West Palm Beach, and do you come out at night?
Eleven miles by road from our Greenacres office, by way of South Military Trail, roughly 25 minutes when the roads are clear. We answer 24 hours a day, 7 days a week. Regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
Do you do commercial and rooftop work in West Palm Beach?
Yes. Commercial rooftop package units set by crane, new-construction ductwork and build-outs are regular work for us. Rooftop equipment on a West Palm Beach tower is a different job from a condenser on a pad: in 2018 a rooftop panel fire at a downtown senior high-rise left the building without cooling. Bring us the building's roof access and work-hours rules and we quote from there.
