Next Level in Royal Palm Beach

Royal Palm Beach, FL is 13 miles from our Greenacres office by way of the Turnpike and Southern Boulevard, and Next Level Air Conditioning repairs, replaces and maintains air conditioning across the Village, from the Colony's 1960s streets to the newest homes off Crestwood Boulevard. We are a family-owned HVAC contractor, Florida licensed CAC1821097.

Royal Palm Beach homes and what they ask of an air conditioner

Incorporated in June 1959, the Village counted 11 residents in 1960, and in the 1980s it was called the fastest-growing community of its size in the country. The housing shows it. Of 14,705 homes in the 2024 American Community Survey, half were built before 1990 and a third in the 1980s alone, with another 30 percent from the 2000s and only 8 percent since 2010. The median build year is 1990. Sixty-five percent are single-family detached, 82 percent are owner-occupied, and about one home in seven is a condominium.

So the housing in Royal Palm Beach comes in three ages. The oldest is the original Colony section and the Greenway Village condos of the late 1960s and 1970s. The biggest group is the 1980s boom: the Willows, La Mancha, Counterpoint Estates, Strathmore Gate, Weybridge, Huntington Woods and Stamford. The third is the 2000 to 2005 wave of Madison Green, Anthony Groves, Bella Terra, Seminole Estates, Shoma and the Estates of Royal Palm Beach, about 3,200 parcels between them. What sits behind the closet door differs by decade, and the repair-or-replace conversation starts from which of the three the house belongs to.

Royal Palm Beach neighborhoods, oldest to newest

  • The Colony (Palm Beach Colony) The original section, floral street names at the south end of Royal Palm Beach Boulevard, median build year 1972 with a quarter of it standing by 1960.
  • Greenway Village The oldest condominiums in the Village, 1967 to 1974.
  • The Willows Single-family on bird-named streets east of Royal Palm Beach Boulevard, 1973 onward, median 1981.
  • La Mancha About 1,400 single-family homes on canals, Spanish street names, north of Okeechobee Boulevard and west of State Road 7, median build year 1985. Dredging was approved in 2022.
  • Counterpoint Estates Single-family on the north side of Southern Boulevard, 1977 to 1990, with a fire station at its entrance since 1994.
  • Strathmore Gate and Weybridge Attached homes and townhomes of the early 1980s, Weybridge on the south side of Okeechobee Boulevard.
  • Huntington Woods and Stamford Late 1980s single-family north of Okeechobee Boulevard off Royal Palm Beach Boulevard.

  • Anthony Groves, Bella Terra and Seminole Estates Single-family and townhome plats, all 2001 to 2005.

  • Pioneer Estates and Park Central at Cypress Key The newest homes in the Village, 2017 to 2022.

A village of canals, and the Village's own advice about your condenser

Royal Palm Beach was drained before it was built. The founding in 1959 came with what the record calls a massive drainage project, and the waterways it left behind are still the Village's to keep: Public Works runs weekly canal maintenance and treats invasive plants, and in 2022 the Village approved dredging 8 to 12 inches of muck from about a mile of La Mancha's canals, built roughly fifty years earlier, plus new dry detention ponds.

The Village's own hurricane and flood guidance is unusually direct about air conditioning. It tells residents that electrical panels, A/C condensing units and other appliances should be elevated above ground level, and it says the risks that matter here are heavy rainfall, inland flooding, high winds and tornadoes rather than storm surge. Village Engineering will do a site visit and a drainage evaluation, and the flood-zone lookup is on the Village site. Nothing may be built or even graded in the floodplain without a permit.

We take that advice at face value. Where a lot is low we can set the condenser on a fabricated stand or a wall bracket, anchored, and on every change-out the outdoor unit sits on a solid pre-cast hurricane pad with the wind-rating sticker left visible and tie-down clips into masonry anchors. Hurricane Wilma in October 2005 structurally damaged 331 homes in the Village, 140 of them seriously, and none was destroyed. Equipment that is anchored and above the water line is the part of that story a homeowner can control.

Permits in Royal Palm Beach: the HVAC Card

The Village issues its own permits from the Building Department at Village Hall, 1050 Royal Palm Beach Boulevard, Monday to Friday 8 AM to 4:30 PM, through its e-Permits portal, and it offers virtual inspections. Replacing mechanical equipment here needs the Village's HVAC Card.

The card lists the new and existing equipment side by side, with the breaker and the circuit wire each checked against what is there now, and it is signed by the contractor and by the owner. A rooftop unit replaced during a re-roof also needs an engineered stand design or an approved stand plus the attachment detail.

The breaker and wire comparisons are settled before the price is set, so nothing on the card surprises you later. Madison Green sits under a master association plus sub-associations; ask yours before a change-out.

Getting to Royal Palm Beach from our Greenacres office

From our Greenacres office it is about 13 miles: Lake Worth Road to Florida's Turnpike, north to Southern Boulevard, then west to Royal Palm Beach Boulevard and Village Hall, roughly 22 minutes when the roads are clear. Southern Boulevard is also the line that matters for your utilities: north of it the Village is on Palm Beach County water, and the streets south of it, in ZIP 33414, are on Wellington's water.

What affects the cost of AC work in Royal Palm Beach

Three local things move the number. The HVAC Card's breaker and wire comparison: if the required sizes are larger than what the house has, the electrical work is part of the job and we say so up front. Elevation: a condenser going onto a stand or a bracket where the lot is low is more than a pad swap. And the building: a detached home in Counterpoint Estates, an older Greenway Village condo, and a rooftop unit that has to move during a re-roof are three different days of work. The rest is what it is everywhere: which part failed, whether the refrigerant circuit has to be opened, and how far the equipment is from the truck.

Whatever the answer, you get the price before the work starts, not after.

Frequently asked questions

Does Royal Palm Beach require anything special to replace an air conditioner?

Yes, the HVAC Card. The Village's Building Department at 1050 Royal Palm Beach Boulevard requires it for any mechanical replacement, filed through the e-Permits portal. It records the new system's efficiency, the new and existing make and model, the heating coil size, nameplate ampacity, and the required versus existing breaker and wire sizes, signed by us and by you. Virtual inspections are offered.

The Village says to elevate my condensing unit. Can you do that?

Yes. The Village's flood guidance says electrical panels and A/C condensing units should sit above ground level. Where a lot is low we can set the condenser on a fabricated stand or a wall bracket, anchored. Village Engineering will also do a site visit and drainage evaluation if you want to know how high is high enough.

My water bill comes from Wellington. Am I still in Royal Palm Beach?

Probably, yes. Southern Boulevard is the line. Village residents north of it are on Palm Beach County water; residents south of it, in ZIP 33414, are on Wellington's water utility but still live in the Village of Royal Palm Beach. Your AC permit still comes from Royal Palm Beach Village Hall, and the HVAC Card still applies.

My house in the Willows or La Mancha is from the 1980s. What should I expect?

Plenty of neighbors. Half the Village's homes predate 1990 and a third were built in the 1980s. On a replacement, the HVAC Card puts the breaker and wire sizes the new system needs next to what the house has, so you know before the job whether the circuit is part of it. On a repair, we diagnose the fault in front of you and quote before touching a part.

What happened here in Hurricane Wilma, and what does it mean for my unit?

Wilma structurally damaged 331 Royal Palm Beach homes in October 2005, 140 of them seriously, and destroyed none. The Village's own guidance names heavy rain, inland flooding, high winds and tornadoes as the risks that matter here. Our part of that is the outdoor unit: a solid pre-cast hurricane pad, tie-down clips into masonry anchors, and a stand where the lot is low.

How far is Next Level from Royal Palm Beach, and do you come out at night?

About 13 miles: Lake Worth Road to the Turnpike, up to Southern Boulevard and west to Royal Palm Beach Boulevard. We answer 24 hours a day, 7 days a week. Regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
