Next Level in Wellington

Wellington homes and what they ask of an air conditioner

Wellington is a village of 24,497 homes with a median build year of 1995, according to the 2024 American Community Survey. About 39 percent were built before 1990, 52 percent between 1990 and 2009, and 9 percent since 2010. Seven in ten are single-family detached houses and three in four are owner-occupied, so most of the equipment belongs to the person calling about it.

The state parcel roll sorts those homes into three waves. The first, 1974 to 1982, is the South Shore plats around the 12th Fairway, Eastwood and the Pinewood neighborhoods. The second, 1981 to 1993, is Sugar Pond Manor, Greenview Shores, Meadow Wood and Paddock Park. The third is the gated boom of 2002 to 2007: Olympia with about 1,700 homes, VillageWalk with more than 900, Versailles with 445, plus Black Diamond and Buena Vida.

Size runs wide too. Olympia's homes go past 5,700 square feet, Versailles estates past 9,000, and Palm Beach Polo Golf and Country Club holds everything from condos under 800 square feet to estates over 15,000.

Wellington neighborhoods, by the decade they were built

  • The 12th Fairway and the South Shore plats The oldest homes in the Village, 1974 to 1982, no HOA on the street itself, and the first name on the Village's list of low areas.
  • Eastwood Single-family, 1977 onward, median build year 1980.
  • Pinewood Manor, Pinewood Grove and Pinewood East Single-family from 1976, median build year 1982.
  • Sugar Pond Manor More than 2,000 single-family homes, villas and townhomes with no mandatory HOA, built 1981 to 2021 with a median of 1987, and four parks inside it.
  • Greenview Shores Eleven non-gated villages around Greenview Shores Boulevard and Wellington Trace, houses, townhomes and duplexes, median build year 1989. Greenview Shores Boulevard is on the Village's low-area list.
  • Meadow Wood and Paddock Park Late 1980s single-family. Paddock Park is sold as an equestrian community and its second phase got the Village's road overlay.
  • Lakefield Gated single-family, 1989 to 2004, median 1996. Lakefield West was in the path of the October 2024 tornado.
  • Binks Forest Golf community just south of Southern Boulevard, six villages, core built 1994 to 1999, Binks Pointe townhomes 2017 to 2022.
  • Aero Club About 240 fly-in estates on acre-plus lots with a private runway, median build year 1998. Aero Club Drive is one of the Village's named low spots.
  • Palm Beach Polo Golf and Country Club Guard-gated, about 45 villages from small condos to 15,000-square-foot estates, two golf courses, south side of Forest Hill Boulevard.
  • Olympia Guard-gated, about 1,700 homes in 17 villages off Forest Hill Boulevard, built 2002 to 2014.
  • VillageWalk of Wellington More than 900 single-family homes, all built 2002 to 2007.
  • Versailles Guard-gated, 450 estates from about 2,200 to more than 9,000 square feet, west of State Road 7 north of Lake Worth Road, built 2003 to 2006.
  • Wellington Shores and Grand Isles Gated neighbors on either side of Lake Worth Road west of State Road 7, 181 and 611 homes.
  • Mayfair at Wellington A 55-plus condo community of 112 units off South Shore Boulevard, built 2006 to 2007.
  • Grand Prix Village, Saddle Trail Park, Rustic Ranches and Palm Beach Point The equestrian side: custom homes and farms on four to fourteen-plus acre lots with barns, arenas and staff housing, from 1978 onward, beside the showgrounds on South Shore Boulevard and Pierson Road.

A village built on drainage, and what that means for your equipment

Wellington exists because of drainage. The Acme Improvement District was created by the state in 1953 to drain and flood-control what had been ranch land and strawberry fields, and it still runs the pump stations, gates, canals and lakes across more than 32 square miles of the Village. The Village Engineer said it plainly in 2025: Wellington sits in a bowl, and storage is the number one thing.

Tropical Storm Isaac showed what that means in August 2012, when at least 16 inches of rain fell on the village, Binks Forest and Aero Club Road went under water, and a reserve pump station that had waited a decade was switched on. The Village's 2025 resilience study names four low areas: the 12th Fairway neighborhood, Wellington Trace, Greenview Shores Boulevard and Aero Club Drive.

Wind is the other half. On October 9, 2024, an EF3 tornado spun out of Hurricane Milton at Deer Path Lane in Rustic Ranches, crossed Lakefield West, Meadow Wood and Binks Forest, and left 80 Wellington structures damaged or destroyed by the National Weather Service's count. The Village requires engineered attachment or an approved tie-down on every condenser change-out, and we set outdoor units on solid pre-cast hurricane pads with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors.

Permits in Wellington: the Village's own rules for AC work

Wellington issues its own building permits from Village Hall at 12300 Forest Hill Boulevard, electronically only, through ProjectDox. A change-out needs the Village's replacement worksheet, the AHRI certificate for the new pair and the tie-down approval. Replacing ductwork needs its own plan and review, and swapping only the condenser or only the air handler needs documentation that the pair still matches.

The Village's replacement rules are specific, and we build to them from the first visit: the condenser disconnect within six feet and in sight, a non-fusible disconnect for an attic air handler, an auxiliary drain pan with a float switch or secondary drain, HACR-rated breakers, and a final inspection on every replacement.

Around the unit, the Village keeps fences, walls and hedges five feet back from the front plane of the house, and names air conditioning equipment as a reason to grant an exception. Homes backing onto Forest Hill Boulevard, Wellington Trace, Big Blue Trace, Birkdale Drive or Greenview Shores Boulevard are due a hedge row by December 31, 2026.

What affects the cost of AC work in Wellington

Four things move the number in Wellington. The permit package: a full change-out with the Village's worksheet, AHRI certificate and tie-down approval is a different piece of work from a same-day repair that needs no permit at all. Where the air handler lives: an attic unit and a closet unit carry different disconnect rules and different access. Whether the ductwork is part of the job, because duct replacement in Wellington needs its own plan and review. And the property itself: a villa in Sugar Pond Manor and a Versailles estate are not the same call, and a guard gate adds gate time to every visit.

None of that becomes a surprise. You get the price before the work starts, not after.

Frequently asked questions

Do I need a permit to replace an air conditioner in Wellington?

Yes. The Village of Wellington issues it, not the county, and the application is electronic only, through the ProjectDox system at the Building Department on Forest Hill Boulevard. A change-out needs the Village's replacement worksheet, the AHRI certificate for the new pair, a tie-down product approval and a final inspection. We prepare and file that package as part of the job.

My air handler is in the attic. Does that change anything in Wellington?

It changes the disconnect. The Village's replacement policy says an attic air handler gets a non-fusible disconnect, never a fused or breaker type, while a closet unit's disconnect has to be internal to the equipment. A new disconnect also needs its own electrical sub-permit from a licensed electrician, with no fee. We build the job to that rule from the start rather than fixing it at inspection.

Which parts of Wellington flood, and what should I do about my outdoor unit?

The Village's own 2025 resilience study names the 12th Fairway neighborhood, Wellington Trace, Greenview Shores Boulevard and Aero Club Drive as the low spots, and Tropical Storm Isaac put Binks Forest and Aero Club Road under water in 2012. If your condenser has stood in water, do not run it. Call us first so the electrical side is checked before power goes back to the compressor.

Can I put a hedge or fence around my condenser?

Within the Village's rules. Fences and hedges normally stay five feet back from the front plane of the house, and the Village grants exceptions specifically to accommodate air conditioning and pool equipment. Properties backing onto Forest Hill Boulevard, Wellington Trace, Big Blue Trace, Birkdale Drive or Greenview Shores Boulevard are due a hedge row by December 31, 2026. We keep three feet of working clearance at the unit.

How far is Next Level from Wellington, and do you come out at night?

Our office is on Lake Worth Road in Greenacres, about 11 miles from central Wellington by way of Pinehurst Drive and Forest Hill Boulevard. We answer 24 hours a day, 7 days a week. Regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.

Do you work inside Wellington's gated communities like Olympia, Versailles or Palm Beach Polo?

Yes. Olympia, Versailles, Lakefield, Grand Isles, Wellington Shores, Binks Forest in part, and Palm Beach Polo Golf and Country Club have gates, several of them guarded. Tell us the community when you book and we sort the gate access before the technician leaves the office, so the visit starts at your door and not at the guardhouse.
