Loxahatchee homes: acre lots and three build eras

The 2024 American Community Survey counts 13,450 homes in The Acreage and 1,283 in the Town of Loxahatchee Groves, and both are places of houses: 95 percent of Acreage homes and 92 percent of Groves homes are single-family detached, and more than nine in ten in each are owner-occupied. The ages differ. The Acreage has a median build year of 1996; 37 percent of its homes went up in the 1990s, 65 percent between 1990 and 2009, and only 27 percent before 1990. Loxahatchee Groves is older, with a median of 1987, a third of its homes from the 1980s and 60 percent built before 1990. Take ZIP 33470 as a whole and the median moves to 2000, with 15 percent of homes built since 2020, which fits what has gone up at Arden and in Westlake since 2016.

The Acreage began as the Indian Trail Ranch, 100 square miles that Samuel Friedland bought in 1956 and sold through his Royal Palm Beach Colony as lots of about an acre. The first buyers arrived to find swampland, the county refused building permits until there was a drainage plan, and when residents organized in 1978 it was not least over drainage. Almost all Acreage homes are still on their own well and septic. Loxahatchee Groves goes back further: settled from 1917 once the C-51 canal was finished, laid out on lettered roads, and incorporated on November 1, 2006 by a vote of 458 to 350 as Palm Beach County's 38th municipality. Across the wider Loxahatchee mailing area, lots run from 1 to 20 acres.

The third era is still under construction. Arden, the master-planned agrihood off Southern Boulevard, was approved as a 1,210-acre planned development for 2,000 homes, was building by 2016, stands at about 2,000 homes on its way to 2,400, and handed its HOA to a resident-only board on December 30, 2025. The City of Westlake, meanwhile, was incorporated in 2016 on Minto's 3,800 acres of the former Callery-Judge Grove along Seminole Pratt Whitney Road, approved for up to 4,500 homes. So a house from the 1990s Acreage build-out and a house in Arden are a generation apart, and one rule makes that matter: R-22 refrigerant is only for equipment made before 2010, and it has not been produced or imported since 2020. Which era your house belongs to is the first thing we want to know.

The Acreage, Loxahatchee Groves, Arden and the communities around them

  • The Acreage Unincorporated, 13,450 homes on lots of about an acre, nearly all on private well and septic, sold as lots from the 1960s, median build year 1996. Parts of it carry a Royal Palm Beach 33411 or West Palm Beach 33412 mailing address rather than Loxahatchee 33470.
  • Loxahatchee Groves The Town: 12.5 square miles of lettered roads, nurseries and farms with Southern and Okeechobee Boulevards running through it, settled from 1917, incorporated in 2006, median build year 1987, with 29 miles of unpaved road and 30 miles of canal in its own water control district.
  • Arden Master-planned agrihood off Southern Boulevard, its only way in and out east or west, building since 2016 with about 2,000 homes now and 2,400 at build-out. Unincorporated county, with an HOA run by a resident board since December 2025.
  • Deer Run Equestrian subdivision that the listings place inside The Acreage.
  • Fox Trail Equestrian subdivision laid out with bridle paths and canals.
  • White Fences Equestrian Estates Equestrian subdivision, listed among the Loxahatchee communities.
  • Entrada Acres Nurseries, equestrian farms and churches just north of Southern Boulevard at Seminole Pratt Whitney Road.
  • Santa Rosa Groves Agricultural subdivision, listed with the equestrian estates among the Loxahatchee communities.
  • Westlake A separate city since 2016: Minto's new-build neighborhoods on the former Callery-Judge Grove along Seminole Pratt Whitney Road, approved for up to 4,500 homes, with its own building department and a City Hall address that reads Westlake, FL 33470.
  • Artistry Lakes Not built yet: 446 acres on the north side of Southern Boulevard, 579 homes planned, annexed by Wellington in March 2026 with the county contesting it.

Head of the drainage chain: water, wind and power in The Acreage and the Groves

Roads and drainage in The Acreage belong to the Indian Trail Improvement District, created in 1957, and the district's difficulty is where it sits. By its own account it is at the head of a network that has to drain through Royal Palm Beach, Loxahatchee Groves, the county and the South Florida Water Management District before the water is gone. In September 2026 about 9 inches of rain on parts of western Palm Beach County overwhelmed that chain and pushed water into roads, swales and yards; one resident told WPTV the canal was coming right into the yard, and the district pointed to ground packed hard by drought. Loxahatchee Groves, whose own water control district looks after about 8,000 acres, 30 miles of canals and 29 miles of unpaved road, posted a heavy rainfall and flooding notice on September 17. It was not new. Tropical Storm Isaac dropped more than a foot of rain in August 2012, 15 inches of it in the Groves; the Acreage's quarter-mile roads were worst hit and the district expected weeks to drain them, though the Town-Crier found more flooded streets than flooded houses.

The other record is wind. On October 9, 2024 a tornado spun out of Hurricane Milton and ran 28.95 miles at up to 457 yards wide with a peak wind of 140 mph. It crossed Southern Boulevard and turned north-northeast across Loxahatchee Groves and The Acreage, where the National Weather Service survey found EF-1 damage, with isolated EF-2, to homes, trees and outbuildings before it strengthened again toward Northlake Boulevard. The Groves counted 2 homes destroyed, 2 with major damage and 17 with minor; the unincorporated county, 5 major and 18 minor. The Town-Crier found roofs gone, horse barns destroyed and power lines down near Northlake and Coconut Boulevards and on C Road. That is why every condenser we set goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, held down with tie-down clips and masonry anchors, whichever of the three permit offices comes out to inspect.

Power is the other thing residents here have taken to a public meeting. In 2016 residents of Loxahatchee and The Acreage held a town hall with FPL over constant flickers and outages, after which the utility strengthened two main lines, reinforced poles, trimmed trees and added automated switches; FPL is still the electric utility. The rest of the setting is plain to see: almost every Acreage home on its own well and septic, most of the district's road miles unpaved, 29 more miles of unpaved road in the Groves, and nurseries and horse farms in between.

Permits in Loxahatchee: one ZIP code, three building departments

A Loxahatchee address does not say who issues the AC permit. The Acreage, Arden and the unincorporated Loxahatchee area go through Palm Beach County, on the county's AC Change Out Form. The Town of Loxahatchee Groves has run its own building department since January 2022, taking applications through its MGO portal at Town Hall, 155 F Road. The City of Westlake runs its own too. We work out which of the three applies from the parcel, not the envelope, before we quote.

The lines along Southern Boulevard are still moving. Wellington annexed the planned Artistry Lakes site in March 2026, and on September 4, 2026 the county unanimously rejected a settlement that could have opened Arden to future annexation. For now Arden means a county permit and an HOA whose first resident-only board took office at the end of 2025. If your association has rules on outdoor equipment, have them ready when you call.

Getting to Loxahatchee from our Greenacres office

Our office is on Lake Worth Road in Greenacres. To Loxahatchee Groves it is about 17 miles: Lake Worth Road to Florida's Turnpike, north to Southern Boulevard, west to Folsom Road and up to Okeechobee Boulevard and D Road, roughly 33 minutes when the roads are clear. To the middle of The Acreage it is about 20 miles: Lake Worth Road to Jog Road, Okeechobee Boulevard west to Western Parkway and 60th Street North, then Royal Palm Beach Boulevard and Orange Boulevard, roughly 41 minutes. Southern Boulevard is where HCA Florida Palms West Hospital sits, at 13001, and Lion Country Safari, open since 1967 on Lion Country Safari Road, is the landmark the weather service itself uses as a reference point. Seminole Pratt Whitney Road is the north-south line that splits The Acreage into east and west, with Northlake Boulevard along its northern edge.

What affects the cost of AC work in Loxahatchee

Start with the permit office, because the three do not ask for the same paperwork. Then the lot. Parcels out here run from about an acre to twenty, so where the condenser sits against the air handler and the panel decides the length of the line set and the wiring. Then the era: a house from the Acreage build-out of the nineties and a house in Arden are a generation apart, and a system old enough to be on R-22 changes the repair-or-replace conversation. And the drive is real, well over half an hour each way from Greenacres on a clear road, which is one reason it matters that most of our repairs are finished on the first visit.

The price is settled before the work starts, and you hear it from us, not from the invoice.

Frequently asked questions

Who issues the permit to replace an air conditioner in Loxahatchee?

It depends on the parcel, not the mailing address. The Acreage, Arden and the unincorporated Loxahatchee area file with Palm Beach County Planning, Zoning and Building on the county's AC Change Out Form. The Town of Loxahatchee Groves has run its own building department since January 2022 and takes applications only through its MGO portal. Westlake has its own. We settle which one applies before we quote.

Is Arden being annexed by Wellington, and does that change my AC permit?

Not as of September 2026. Arden is unincorporated county, and on September 4, 2026 the county unanimously turned down a settlement that could have opened Arden and nearby land to future annexation. Wellington did annex the Artistry Lakes site in March 2026. So an Arden permit still goes through the county, and the HOA that passed to a resident board in December 2025 still has a say.

Water came up around my condenser in the September 2026 flooding. What now?

Leave it off and call. The Indian Trail Improvement District sits at the head of the local drainage chain and its water leaves last, which is how about 9 inches of rain in September 2026 ended up in swales and yards across The Acreage. We check the electrical side before power goes back on.

What did the October 2024 tornado do in Loxahatchee Groves and The Acreage, and how do you anchor a new unit?

The National Weather Service traced the Hurricane Milton tornado across Southern Boulevard and north-northeast through Loxahatchee Groves and The Acreage, with EF-1 damage and isolated EF-2 to homes, trees and outbuildings: 2 homes destroyed and 19 damaged in the Groves, 23 damaged in the unincorporated county. Every condenser we set goes on a solid pre-cast hurricane pad, wind-rating sticker left visible, with tie-down clips and masonry anchors.

My mailing address says West Palm Beach, but I live in The Acreage. Is that your area?

Yes. The Acreage spans three ZIP codes, 33470 Loxahatchee, 33411 Royal Palm Beach and 33412 West Palm Beach, so plenty of Acreage homes carry a city name on the envelope that belongs to somewhere else. Give us the street and we know where you are. Seminole Pratt Whitney Road is the line we use: it splits The Acreage into east and west, with Northlake Boulevard along the top.

How far is Next Level from Loxahatchee, and will you come out at night?

Our Greenacres office is 17 miles from Loxahatchee Groves and 20 from the middle of The Acreage, 33 and 41 minutes on a clear road. We answer 24 hours a day, 7 days a week; regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
