Palm Beach Gardens homes, from a 1959 paper town to Avenir

Palm Beach Gardens had 31,400 housing units in the 2024 American Community Survey, with a median build year of 1995. About 39 percent stand from before 1990; the 2000s were the biggest single decade at 26 percent, the 1980s and 1990s added 22 and 20 percent, and 15 percent have gone up since 2010. Under half, 47 percent, are detached single-family houses, 15 percent are attached, and another quarter sit in buildings of five units or more. Seventy-three percent are owner-occupied, and 2,777 units, close to 9 percent, are held for seasonal or occasional use. The ZIP codes tell it unevenly: 33410 has a median build year of 1990 and 13.5 percent of its homes from the 1960s, while 33418 has a median of 1995 and 53 percent detached houses, and both ZIPs cross the city line.

The city began on paper. John D. MacArthur announced it on March 20, 1959, about 4,000 acres planned for 55,000 people, and it incorporated on June 20 that year as a paper town; the name was his garden city idea, chosen after Palm Beach City was refused. The PGA followed in the 1960s, opening its first clubhouse in March 1965 on the ground that became BallenIsles once the association moved again in 1972, and PGA National broke ground in 1978 on 2,340 acres from MacArthur.

The 1980s put up 22 percent of today's homes, the decade the last link of I-95 opened on December 19, 1987 and the Gardens Mall on October 5, 1988, then the largest in Florida. The 2000s wave followed the MacArthur Foundation's 1999 sale of about 5,000 acres inside the city. The newest is Avenir, off Northlake Boulevard west of the Beeline, 4,752 acres with about 3,900 homes planned and more than 2,400 acres kept as preserve, still under construction. That spread, from the first subdivisions at PGA Estates and Lake Catherine to unfinished Avenir lots, is why the first question on any Palm Beach Gardens call is the age of the house and of the equipment in it.

Palm Beach Gardens neighborhoods, from the first subdivisions to Avenir

  • Lake Catherine One of the city's first subdivisions, sold as the Parade of Homes, the moderately priced side of early Palm Beach Gardens.
  • PGA Estates The other early subdivision, the higher-end one, north of Holly Drive and west of Military Trail.
  • BallenIsles Gated, three golf courses, on the ground where the first PGA clubhouse opened in March 1965; bounded by PGA Boulevard, Military Trail, Northlake Boulevard and the Turnpike.
  • PGA National Ground broken in 1978 on 2,340 acres from MacArthur; five championship courses, and the Champion course has hosted the Cognizant Classic since 2007. The resort held the 1983 Ryder Cup and the 1987 PGA Championship.
  • Mirasol Country club community on about 2,300 acres, 36 holes, 23 villages.
  • Old Palm Golf Club Private golf community along Old Palm Drive.
  • Frenchman's Reserve Equity golf club at 3370 Grande Corniche: 341 single-family homes, 56 coach homes and 50 custom homes, about 2 miles from the shoreline.
  • Frenchman's Creek Community along Frenchman's Creek Drive.
  • Evergrene and Alton Residential communities inside the city line, Evergrene along Evergrene Parkway.
  • Avenir The newest master plan, west of the Beeline off Northlake Boulevard, still under construction; the October 9, 2024 tornado hit here at low-end EF3.

From the Intracoastal to the Beeline: storms, water and your outdoor unit

Palm Beach Gardens covers about 59 square miles, and where you live in it changes how close the ocean is. The city's center point is about 7 miles from the coast, but Frenchman's Reserve is roughly 2 miles from the shoreline, PGA National and Mirasol about 6, and Avenir about 12 and a half.

The storm record here has air conditioning in it. Hurricanes Frances, Jeanne and Wilma are all listed as affecting the city. Jeanne, on September 26, 2004, brought locally severe flooding to Palm Beach Gardens. Wilma, in October 2005, damaged about 3,481 dwellings and destroyed 12, damaged five fire stations, and damaged the roof and the air conditioning system at City Hall. On October 9, 2024, a long-track tornado spun off Hurricane Milton re-strengthened to low-end EF3 as it entered Avenir, collapsed part of a newly built grocery store roof, and kept going past the general aviation airport.

That is the weather our install standards are written for. Every condenser we set goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors, and where a lot sits low the unit goes up on a fabricated stand or a wall bracket. A condenser that has stood in floodwater, as parts of the city did after Jeanne, should stay switched off until the electrical side has been checked, so call before it runs again.

Most of the city drinks Seacoast Utility Authority water from its membrane plant on Hood Road, which opened on May 21, 2014. Some residents are on Palm Beach County Water Utilities, and on the western side Seacoast maintains the lines while the water itself comes from the county.

Permits in Palm Beach Gardens: the A/C Change-out Compliance Form

The city issues its own building permits through the Building Division at City Hall, 10500 North Military Trail. Replacing existing equipment calls for the city's A/C Change-out Compliance Form, with copies of the form and the AHRI certificate for the permit file and for the inspector on site.

The form records the new and existing equipment side by side, from efficiency and model numbers to tonnage, breaker and wire sizes, and the contractor signs a certification. We fill it in from the survey visit, so anything the form turns up is in the quote and not in a change order.

A Palm Beach Gardens address does not always mean a city permit. Unincorporated pockets carry Gardens mailing addresses, and voters in several of them decided on annexation on March 19, 2024. Where a home is still outside the city line, the permit goes through Palm Beach County at 2300 North Jog Road. We check the parcel before we file anything.

Inside the gates, Florida Statute 720.3035 keeps an HOA from reviewing a central AC system that is substantially similar to one already approved and cannot be seen from the street, a neighbor, a common area, or a community golf course. That last clause matters here: a condenser on the fairway side of a home in PGA National, BallenIsles, Mirasol, Old Palm or Frenchman's Reserve can still be reviewed. Tell us the community when you book and we plan around it.

Getting to Palm Beach Gardens from our Greenacres office

Our office is on Lake Worth Road in Greenacres, and Palm Beach Gardens is about 22 miles away by road: Lake Worth Road to Florida's Turnpike, north to PGA Boulevard, then PGA Boulevard east, roughly 34 minutes when the roads are clear. PGA National Resort sits along that road on the west side of I-95 and the Gardens Mall is on it too; City Hall, with the Building Division, is at 10500 North Military Trail. The city runs from the Frenchman's Reserve side near the Intracoastal to Avenir west of the Beeline, so tell us the community when you call.

What affects the cost of AC work in Palm Beach Gardens

The local variables here are mostly paperwork and access. Whether the job is a replacement, which brings the city's change-out permit with the compliance form, the AHRI copies and an inspection behind it. Whose permit it is, since a Gardens address in an unincorporated pocket files with the county instead of the city. Whether the association gets a say, which for a golf-course-facing condenser it can. What kind of building it is: a condo closet in a mid-rise, a detached house in PGA Estates, a custom home in Frenchman's Reserve with a long line-set run, and a packaged unit on a flat roof along PGA Boulevard are not the same job. And at Avenir, whether the ductwork is being built from nothing in a house that is not finished yet.

Every one of those questions gets answered in the estimate, and the price comes before the work starts, not after it.

Frequently asked questions

Does Palm Beach Gardens require a special form to replace an air conditioner?

Yes, the A/C Change-out Compliance Form from the city's Building Division. It lists the new and the existing equipment, from efficiency rating and model numbers to heat strip size, breaker and wire size, and it goes in with two copies of the AHRI certificate, one for the permit file and one that stays on site for the inspector. We prepare it as part of the job.

My condenser faces the golf course. Can the association turn down a replacement?

It can review it. Florida law stops an HOA from reviewing a central AC system that is substantially similar to an approved one and not visible from the frontage, a neighbor's parcel, common area or a community golf course. A unit on the fairway side of a PGA National, BallenIsles or Mirasol home is outside that protection, so tell us the community when you book.

My mail says Palm Beach Gardens, but am I inside the city for permit purposes?

Not always. Unincorporated pockets carry Gardens addresses, and in March 2024 voters in several of them decided between joining the city or North Palm Beach. If your parcel sits outside the city line, the AC permit is filed with Palm Beach County Planning, Zoning and Building at 2300 North Jog Road through ePZB rather than at City Hall. We check the parcel before we file.

How far away is Next Level, and will you come to Palm Beach Gardens at night?

About 22 miles by road: Lake Worth Road to Florida's Turnpike, north to PGA Boulevard, roughly 34 minutes with the roads clear. We answer 24 hours a day, 7 days a week. Regular hours are Monday to Friday 8 AM to 6 PM and Saturday 8 AM to 12 PM. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.

Is Avenir part of Palm Beach Gardens, and what did the 2024 tornado do there?

Yes. Avenir is the city's newest master plan, 4,752 acres off Northlake Boulevard west of the Beeline Highway, about 3,900 homes. On October 9, 2024 a tornado from Hurricane Milton re-strengthened to low-end EF3 as it entered Avenir and collapsed part of a new grocery store roof. Any condenser we set in Avenir goes on a solid pre-cast hurricane pad with tie-down clips into masonry anchors.
