Next Level in Jupiter

Jupiter, FL is about 30 miles up the road from our Greenacres office, by Florida's Turnpike and Indiantown Road, and Next Level Air Conditioning covers it from one end to the other: the waterfront club communities on the Intracoastal, the townhomes of Abacoa, and the rural lots of Jupiter Farms west of the Turnpike. We have been family-owned since 2016 and are a Florida licensed HVAC contractor, CAC1821097.

Jupiter homes: a 1980s town with a rural west end

The Town of Jupiter had 31,257 housing units in the 2024 American Community Survey and a median build year of 1989. The 1980s put up 37.1 percent of them, the biggest decade by far, and 52.1 percent of the stock predates 1990. Only 44 percent are single-family detached houses, another 16.5 percent are attached single-family homes, and more than a quarter of the Town's homes are in buildings of five units and up. Owner occupancy is 78.5 percent, and 13.8 percent of all units, 4,299 of them, are seasonal, against 9.5 percent across Palm Beach County.

Jupiter Farms is counted separately because it is not in the Town at all. It is an unincorporated census-designated place of about 15 square miles west of Florida's Turnpike on Indiantown Road, described as an agriculture residential community, with 12,945 people and 4,656 homes in the same survey. It shares the Town's median build year of 1989 and its 1980s peak, 38.3 percent there, and differs in everything else: 97.5 percent single-family detached, 97.3 percent owner-occupied and 1.3 percent seasonal.

The named communities date the same way. Admirals Cove began development in 1986 and opened its marina and east golf course in 1988. Abacoa, a New Urbanism plan on former MacArthur land, was conceived in 1993, started building in 1997 and had 4,000 of its 6,000 planned units up by 2009, with Roger Dean Chevrolet Stadium, built in 1998, inside it. In the 33477 ZIP code the 1980s share climbs to 61.6 percent, the median build year drops to 1986, and 61.9 percent of the homes are in buildings of two or more units. The build year is the first thing we ask on the phone, and in Jupiter the Census says that answer will be the 1980s more often than any other decade.

Jupiter neighborhoods, inside the Town and outside it

  • Abacoa Inside the Town. A New Urbanism master plan on former MacArthur land, townhomes and houses around a town center, conceived in 1993, building from 1997, with 4,000 of 6,000 planned units up by 2009. Roger Dean Chevrolet Stadium is inside it; the FAU, Scripps and Max Planck campuses sit beside it.
  • Admirals Cove Inside the Town, about 1.7 miles from the ocean. A gated, member-owned marina and golf club with 5.5 miles of navigable waterways out to the Intracoastal; development began in 1986, and the marina and east course opened in 1988.
  • Jonathan's Landing Inside the Town. A gated golf and waterfront community on the Intracoastal, laid out in villages.
  • Egret Landing Inside the Town, on Egret Landing Boulevard, but drained by the South Indian River Water Control District, the same district that serves Jupiter Farms.
  • Jupiter Country Club A golf community with a 33478 address that the Census map places inside the Town limits.
  • Jupiter Farms Outside the Town. An unincorporated agriculture residential community of about 15 square miles west of Florida's Turnpike on Indiantown Road, 4,656 homes, 97.5 percent of them detached, the 1980s its biggest decade. County permits, district drainage.
  • Palm Beach Country Estates Outside the Town, unincorporated, drained by the same district, and on Town of Jupiter water since August 2008, with 1,348 connections by the end of 2025.
  • Limestone Creek Outside the Town, a census-designated place of 0.39 square miles.
  • Jupiter Inlet Colony A separate town at the inlet, platted in 1958, and often lumped in with Jupiter.
  • Tequesta A separate village north of the Town with its own government.

From the inlet to the Farms: what storms have done to air conditioners here

Jupiter runs from the ocean inland, and the storm record reads differently at each end. Admirals Cove is about 1.7 miles from the shoreline, Abacoa about 3.5 and Jupiter Farms about 9. In September 2004, Frances on the 5th and Jeanne on the 26th both came ashore at the southern end of Hutchinson Island near Stuart, five miles apart and just up the coast. Jeanne brought locally severe flooding to Jupiter, eroded the beaches north of the inlet, and sandblasted the paint off the upper tower of the Jupiter Inlet Lighthouse, which has stood there since 1860.

Wilma, in October 2005, damaged 2,673 dwellings in Jupiter and destroyed 14, and its record is unusually specific about air conditioning. The Jupiter Farms police substation had its roof, walls and air conditioning system damaged; Indiantown Road was blocked by a downed power line and overflowing culverts; and in neighboring Tequesta a condominium was evacuated after an air conditioner came off its roof. The tracking annex at Jonathan Dickinson State Park logged a 114 mph gust. That is the wind we set equipment for: every condenser goes on a solid pre-cast hurricane pad with the wind-rating sticker left visible, anchored with tie-down clips and masonry anchors, and a rooftop package unit, the kind we set by crane on commercial jobs, is only as good as what holds it to the roof.

Jupiter Farms has its own flood history. In October 2017 an isolated storm dropped about 6.5 inches on it, 5.5 of them between 4 and 6:30 in the afternoon; streets and yards went under, residents got around by kayak, and people called it the worst since Frances and Jeanne. The South Indian River Water Control District, which runs the stormwater, canals, swales, roads and driveway culverts for Jupiter Farms, Palm Beach Country Estates, Egret Landing and Jupiter Commerce Park, said afterward that filled lots had left the water fewer places to go.

The Town publishes a 2026 Hurricane and Flood Guide, points residents to the county flood-zone lookup, and asks that swales be kept clear of debris. Our own advice is shorter. If water has been up around your outdoor unit, do not switch it back on; call, and let the electrical side be checked before the compressor sees power again.

Two permit offices: the Town of Jupiter and Palm Beach County

Which office issues the permit depends on which side of the Town line you live. Inside the Town of Jupiter it is the Building Department at Town Hall, 210 Military Trail. Jupiter Farms and Palm Beach Country Estates are unincorporated, so their permits come from the Palm Beach County Building Division at 2300 North Jog Road. We file with the right one for your address so the job is not held up at the counter.

In Admirals Cove, Jonathan's Landing and the Abacoa associations, Florida Statute 720.3035 bars an HOA from reviewing a central system that cannot be seen from the street, a neighbor's lot, a common area or a community golf course, as long as it is substantially similar to one already approved. Where the unit is visible, or a club runs its own review, tell us the community when you book so the gate and any approval are in the schedule.

Whichever office sends the inspector, wall penetrations are sealed before the inspection and the electrical clearance at the condenser is kept.

Getting to Jupiter from our Greenacres office

From our Greenacres office on Lake Worth Road to Jupiter is about 30 miles, the farthest of our Palm Beach County cities from the office: Lake Worth Road to Florida's Turnpike, north to the Indiantown Road exit, then east on Indiantown Road to Maplewood Drive and Toney Penna Drive, roughly 41 minutes when the roads are clear. Town Hall is at 210 Military Trail and Jupiter Medical Center at 1210 South Old Dixie Highway, both inside the Town. For Jupiter Farms we turn west at the same exit instead, past Riverbend Park, where the Loxahatchee River begins about a mile and a half west of the Turnpike.

What affects the cost of AC work in Jupiter

Five local things move the number in Jupiter. Which office issues the permit, the Town on Military Trail or the county on Jog Road, because they are two different applications and two different inspections. The building: a detached house is one job, and a unit in one of the Town's larger multi-unit buildings, with a roof to reach and an association to satisfy, is another. The lot: on a Jupiter Farms property the run from the condenser to the air handler and the panel can be longer than in a Town subdivision, and a longer line set and wire run is part of the quote. The gate: Admirals Cove and Jonathan's Landing add gate time and sometimes an approval. And the drive up from Greenacres each way, which is one more reason most of our repairs are finished on the first visit. After that comes the part that is the same everywhere: which component failed and whether the refrigerant circuit has to be opened.

The price is settled and agreed before the work starts, in the Town or out in the Farms.

Frequently asked questions

I live in Jupiter Farms. Do I get my AC permit from the Town of Jupiter?

No. Jupiter Farms is unincorporated, outside the Town limits, so a replacement there is permitted by the Palm Beach County Building Division at 2300 North Jog Road through the county's ePZB portal. Inside the Town, the Building Department at Town Hall, 210 Military Trail, takes applications through its online Jupiter Community Development System. We file with the right office for your address as part of the job.

My condo in Jupiter is from the 1980s. What does that mean for a repair or a replacement?

The 1980s built 37.1 percent of the Town's homes, the median build year is 1989, and in the 33477 ZIP code 61.6 percent of homes date from that decade and 61.9 percent sit in buildings of two or more units. On a repair we diagnose and quote before touching a part. On a replacement the building matters: roof or ground access, the association, and which permit office.

Jupiter Farms flooded in 2017. What should I check on my outdoor unit after a storm like that?

Check whether water reached it, with the unit switched off. The October 2017 storm put about 6.5 inches on Jupiter Farms, 5.5 of them in two and a half afternoon hours, and the drainage district said afterward that filled lots had left the water fewer places to go. A condenser that has stood in water needs its electrical side checked before it runs again, so call before restarting it.

Does my HOA in Admirals Cove, Jonathan's Landing or Abacoa have to approve a new air conditioner?

Often not. Florida Statute 720.3035 stops a homeowners association from reviewing a central air conditioning system that is not visible from the street, a neighbor's lot, a common area or a community golf course, as long as it is substantially similar to one already approved. If your unit is visible, tell us the community when you book and we build that into the schedule.

My Abacoa townhome has a spray-foam attic and I am seeing moisture. Is that an air conditioning problem?

It can be, and you are not the first in Abacoa to ask; a townhome owner there put the same question to neighbors in October 2024 after being told outside air was getting in. The answer needs someone in the attic. We look at the air handler, the duct joints and the drain line, tell you what we found, and give you the price before any work is done.

How far is Next Level from Jupiter, and will you come out at night?

Our office is on Lake Worth Road in Greenacres, about 30 miles and roughly 41 minutes by Florida's Turnpike and Indiantown Road. The phone is answered 24 hours a day, 7 days a week; regular hours are Monday to Friday 8 to 6 and Saturday 8 to 12. Outside those hours it is emergency service at an after-hours rate, and we tell you that rate before we dispatch.
