Greenacres, our home city
Greenacres began in 1923, when L. C. Swain platted the first section just west of Military Trail. It was incorporated as Greenacres City on May 24, 1926, and residents voted to drop "City" from the name in 1990.
Today it covers about 5.8 square miles between Wellington and Palm Springs. The 2020 census counted 43,990 residents and 17,927 homes.
The climate is tropical monsoon, part of the only tropical region in the lower 48 states.
We work in all of it: houses, condos, villas, townhomes and rentals.
A licensed air conditioning contractor, which matters more since July 2026
Since July 1, 2026, the owner exemption under HB 803 leaves out mechanical work. A central AC change-out needs a licensed contractor on the permit.
Ours is CAC1821097, a Florida Certified Air Conditioning Contractor license. You can look it up on the state's DBPR site before you call.
Greenacres permits, handled in our name
Greenacres permits come from the City Building Division at City Hall, 5800 Melaleuca Lane. Since April 16, 2026, the city takes new applications only online, through MGO Connect.
- An exact change-out, same size and type with no changes to the system, gets its permit the same day
- A new system or a mini-split needs load and energy calculations and a floor plan, and goes to plan review
- A mismatched indoor and outdoor unit needs a letter from a Florida licensed architect or engineer, or an accredited lab
We tell you which of these your job is before we quote.
How we work
- We diagnose before we quote
- You get the price before the work starts
- We tell you when a repair is the better deal than a new system
- Same small company on every visit, no call center
- Floors covered and the work area closed off on installs
